Another question I get from reading this is - if we go the upgrade route does that mean it will be impossible to obtain the physical ARR CE contents?

I thank you, seems good for me as I am a proud CE owner, also it may not have any physical items, but if it does SE can always send them in the mail to the address on your SE account page.
