Personally I think the outdoor yard is the big difference between apartments and houses. That and the item limit anyways.
I think wow housing will be a nice example of if instance housing will just be dead or not. Although from what I've seen, wow housing blows FFXIV out of the park so it may be a bit unfair for a comparison.
