Item placement with less limits, easily changeable Z axis/floating, instanced, and you can add a few friends to combine your plots into a little mini-ward with a shared central point you can all decorate together.
The interiors should be upgradeable to different sizes/layouts.

Back when the game was still up, I visited a plot where someone had made a tropical jungle jump puzzle that had an underground sewage system
A full zone area that you can design and customize and share with others. So if you want to have a mega city you can build it, or your own ward design, or if you want an ocean with an island and a shack. Make it through a quest and one zone per character that uses it.

An instanced housing option in addition to what we have now, for those who don't mind having a home away from the rest of the housing. Better customization of the interior and furniture that lower the need for using weird glitches. The ability to choose different room configurations. A higher furniture limit and more interior space.
Just give free companies their private island removing them from wards completely, but giving them an entire island that can become like a free company city. The free company as it grows its ranks gets more plots on the island up to the maximum amount allowed in the company. Make these free company cities instant, make it a quest to unlock for free companies at rank 10 that requires 2-4 people going on the quest either by submarine transport or airship with free company to find a destination. These areas would be based on the environment NOT main cities. Environments would be/ desert-snow-under sea (like in the Ruby Sea)- space- plain- and forest. This would allow instant housing while keeping a neighborhood, this would also allow free companies to create their events creating a player engagement environment that works better than the current one. Free company plots would allow players within the company to buy plots 1/2 the cost of ward plots. These free company plots wont be set small-large- massive but instead the player can upgrade the size themselves based on the materials they add to the plot and work they do around the plot such as removing stones-trees and smoothing the area (OUR SELFS) make these trees, stones and other things take time to remove and work/effort not automatic or robot does it

Instanced housing for private houses, and keep the wards around for FC housing.
If we want to keep the wards around as is, give us at least the option to upgrade a plot to the next size. Make it a Gil sink and make an extra tier for upgraded L plots.
The pricing could look like this:
L -> XL 100.000.000
M -> L 50.000.000
S -> M 20.000.000
I'm happy with the way it is. It'd be great if they could increase the item limit for all house sizes but that's just nice to have.
