    Why are some wards not allowing purchase?

    Hi, I'm a little bit newer to this game, but I've spent about a year working to save up to buy a large house for my fc. I'm in Raiden, and there are no larges left in my housing area of choice (empyreum), but the newest wards are still empty because no one can bid. Why is that? Why make wards and not let anyone use them? They've been there for ages, I don't get it. Please be patient with me, I looked around and just couldn't find any information

    Not sure about Raiden specifically, but is it a new world? I know Dynamis has 6 wards that are being kept empty, the assumption being they’ll open when all the wards have filled up to a certain point. So maybe there’s a similar situation with Raiden?

    It is pretty new yeah, I guess that must be why. I hope they open soon.

    Well the Population of Dynamis isn't exactly Booming Most people who wanted a house, got a house. The vast majority of our wards are completely undecorated. Especially the FC wards, owned by submarine/airship farmers. Personal wards are frequently losing a giant portion of their houses to auto demolition. I expect that these wards will not be open until 6.5, or 7.0. Don't forget that Dynamis has 4 more worlds pending, assuming the population grows large enough.

    SE isn't opening the last 6 wards on any world designated as New for now. They're waiting for the existing population to fill up all available housing and most of the New worlds still have a lot of smalls available. They don't see demand for medium and large plots as sufficient reason to open new wards.

    Maybe it's time to finally rework G(hetto)oblet and possibly Empyreum to make it somewhat attractive for buyers.

    Some data from Raiden, which is one of the new EU servers:
    There is 355 available private houses in Raiden right now, which is still less than your average JP server. Even Tonberry has 500+ available houses.

    From those 355 houses:
    - 247 are S in Goblet
    - 87 are S in Empyreum
    - 7 are M or L
    - 1 S in Shirogane
    - 13 S in Mist and Lavender combined

    But wards 25-30 are still closed after half a year for some reason, which is especially confusing since auto demolition has been off for longer than I can remember.

    Both Goblet and Empyreum are clearly not deemed good enough by players, which is fair. Maybe if it was reworked to look less like dystopian brutalistic abomination in the middle of the rocky mountains and more like something where you would want to actually live, it would attract more people.

    Or they could just stop adding wards to them and just proportionally add more wards in places that people actually like, instead of wasting space on ugly ass Goblet. I think it's really sad when someone's only option is to get S in Goblet.

    While Empyreum is pretty popular on my server, I wouldn’t choose to live there or Goblet because it’s all stone with little to no nature features. Mist is mostly marble too… I mean Goblet and Empy have pretty mountain views but that’s about it. Put some more trees and water in there somewhere! Outside of Goblet’s pool and Empy’s hot springs, there’s barely even a fountain anywhere. What LB and Shiro have is lots of natural beauty, to the point where there’s no truly awful plots in those districts.

    I doubt at this point that they’ll ever fully redesign the wards, but hopefully they keep preferences in mind when building the next residential district. Lots of people think it will be Old Sharlayan, and it could end up being really nice, but only if they balance out the nature scenery with the marble of the city’s hub. Otherwise it’ll be just another stone city, with little appeal outside of lore reasons.

    They're still closed for the reason you detailed - there are still over 300 plots available on Raiden. Players who really want a house are free to choose from what's still available. They could always relocate later if something more to their liking becomes available.

    That they aren't taking one of them indicates they aren't really interested in housing and so SE has no reason to open up the additional wards.

    Also, Empyreum has been fairly popular on NA worlds even if it isn't on Raiden. Those plots get just about as many bids as plots in any other housing district when available.

    When was Empyreum popular? IIRC, Goblet, and Empyreum were the last wards to sell out there mediums/larges on Dynamis when the wards opened, after 3 housing lotteries. Even if you look at them based on small houses, Empyreum is practically abandonned, in some cases arguably even more than the goblet.

    LB>Shiro/Mist>Empy>Gob would seem more accurate based on my observations of housing lotteries with the new DC opening/new wards.

    People are clearly interested in housing, but clearly not enough to live in ugly ass Goblet. They rather bid on plots with others bidders than to get guaranteed in Goblet.

    You also underestimate how much are people informed about relocating, or even it's existence.
    Even if they are, you still lose 85% of your original house's price, and not everybody is fine that, even for S costing "just" 4 million.

    But reality is that truly dead servers like Saggitarius has 1300+ houses, which is where I would understand not opening wards. So once again, it's SE being lazy and wanting to open wards of all new servers at the same time, instead of doing that based on individual server's need.
