    Decorating ends up a far more effective gil sink. So many items that tend to be used as base decorating components like the partitions but can only be purchased from vendors. A lot of times we have to vendor the ones we were using but no longer need to make room for new items just to have to rebuy them later when we redecorate yet again.

    I would hope that improving player access to content is more of a concern to SE than gil sinks. If they're really worried about gil sinks, they should remove some of the ways players have to avoid them (like the Aetheryte tickets) or increase prices on higher level items.

    If SE wanted it to be a gil sink, they'd make the lottery tickets non-refundable. Charge maybe 10-15% of the cost of the plot for a ticket, but non-refundable.

    All it does is let players who are going to wait on auto-demo to just do it earlier and let the house be put back on the market earlier. It's the same outcome but happens 45 days sooner so I don't see why it shouldn't be an option to just manually demo the house and get back the same things as if you were going to wait on it to auto-demo.

    Well the 45 days isn't the problem but if you think about it auto demo has not be on for almost a year. How do you let a house auto demolish in that case? Demolishing willfully should give you the same benefits as an auto demolish given it's off more than it's on..

    Alternatively.....

    You could just maybe give Tenant Rights to a friend or someone within your FC who needs or was looking for a house to stay in. And take a break. Keep your plot. And cancel your sub. That way the house does not get Auto Demolished so long as they are active and using something within the plot of land and inside the house. Sounds like a Win win solution if your looking for more options that are not super restrictive.

    A tenant entering a private house does not reset the demo timer. Only the owner entering will do it.

    Yes... having to buy a handful of 1000 Gil vendor items is surely a better Gil sink than losing 80% of your 3/17/40 Million Gil house.....

    20% is not refunded when you allow your house to auto-demo. You get 80% back.

    Small amounts paid frequently add up over time. Keep in mind that it doesn't just affect characters that own a house. It affects every character that owns a FC room or apartment as well. Some characters own all three. Players that considers themselves poor are more likely to lean heavily on the vendor for furnishings than go to the marketboard where items are generally going to cost 10-50 times as much.

    Is what a single player will spend over time equal to what it costs to buy a mansion? No. But certainly it doesn't take long to exceed the cost of a small house, which is the best most players will ever get because of the much smaller supply of mediums and larges.

    If small amounts spent frequently weren't effective at getting people to spend money, F2P games with cash shop microtransactions wouldn't be a thing. Gaming would have kept to pay by the hour or monthly subscriptions.
