Would it be possible to personally “turn in” your house to a friend rather than having it demolished & risk for anyone out there to bid on it unawares?
Also is it true that March releases more wards or something like that?

That would seem extremely unfair to all those waiting for open plots.

What is to keep you from selling it to someone? Transferring of ownership to a friend would be nice but it would open the door to people selling private houses and that's not going to be something SE entertains.
Honestly its me attempting to see if I can “gift it” to a friend rather than selling it as it is my own private housing.

Of course thats your intention. But for every person trying to gift it to a friend, theres a 1000 people who would exploit such a system to sell plots for RMT.
I understand that and I'm sure you would do just that but what is to stop people using that ability to simply sell houses to others? They introduced placard clicking to stop that abuse and don't kid yourself this would simply open that up again.

Thanks for the replies overall & just may follow the “tenant” way as it bares little difference.
I understand the aspects of leading to RMT or whatever madness individuals resort into which creates bad sport & I as much am hostile to that.
Just bit discouraged it cannot be gifted to someone due to the ladder or otherwise.

There is no new ward release in March but there will be all the demolished plots from the people who have quit in Endwalker while the auto-demo has been off. Probably a few plots in every ward and sub ward.
