Everyone's house demos and it becomes a free for all among those who reach the new level cap first?Probably an unpopular opinion but I think players should have to reach endgame to buy ward houses. I always thought the requirements were too low. Sorry if this offends, I do hope we get a way for all players to enjoy housing some day. FC housing is not a replacement either imo, not everyone can decorate the interior or garden. Most are just as quiet as private houses, even the large FCs mostly use it for a port after the novelty of getting the house wears off.
I agree that requirements are too low but perhaps max level would be a bit too time consuming. The requirements should such that a player can realistically meet them just by playing the game normally, but meeting the requirements on an alt would be annoying or costly enough to reduce the amount of alts bidding on both personals and fc houses.
Full GC rank (Captain) for both types of bids, maybe? New districts should also be gated by the story whenever it can be justified by lore. Sharlayan housing is a popular request and access there is granted at level 80.

I assume it would work like other things that you need to reach max to unlock. For example, the new requirements for mentor increase every expansion. The progress you made during one expansion isn't going to be wiped and you wouldn't lose your house. If you wanted to buy another house though you would need to meet the new requirements.

Guys, the solution to a housing shortage is clearly NOT adding more houses. The proper approach is to restrict people who are not me from purchasing a house. As a result, people who are me will be able to get a house, and the shortage will be solved!

Of course they should add more houses and/or instanced housing. The restriction would be there to stop people from buying on a bunch of alts. I have a house, I was just spitballing and figured it was not a super popular suggestion because I know people want to own multiple houses. Sorry.
Add a lot more wards and add instanced housing has been asked for how many years now? :/

Instanced would have both good and bad consequences probably mostly for the vanity of owning a place, but I do think for the sake of people who just want to use the system then it would be a nice fix
Honestly I think its more that the Crystal Engine (Crystal Tools X Luminous Studios) which seems to have a issue with large amounts of traffic.
I think most users that have a house recognize how frustrating the system is and would probably be okay with instanced housing being added. They could even use it themselves as extra building area too. c:
Maybe some servers need new wards. On Leviathan, 107 plots are still available in the new wards. 3 or 4 of them are mediums. If someone wanted a house, they'd have gone for the small with 0 bids. For the vast majority of the this server, if you wanted a house, you have one.
Leviathan isn't the most populous server, but it is one of the most active-populated servers. Lesser populated servers should have a surplus of houses by now.
