Unable to Relocate Private Housing to new Plot

Housing: Shirogane Ward 20, Plot 35
Steps:
1. Own only one small private house in this world, Goblet Ward 4 Plot 46 (was bought before lottery system), on this character.
2. Bid as normal on private plot
3. Won the plot
4. On winning, given the option to "Finalize your purchase and claim your plot of land?" and selected "Yes"
5. Next window says "Confirm the purchase of this private plot?" and selected "Yes".
6. Error message appears as follows: "Unable to complete transaction. You cannot acquire any more deeds."

No options for relocation etc appear - if this isn't fixed soon I'll not be able to claim the plot and relocate and will lose out on my dream plot AND a lot of gil! Please help!

I do not own any other properties on this world on any character, and I have removed all my characters from FCs and any houses they were tenants in. House and garden does not have too many items to store. So it's not due to any of those things.

I have not provided hardware specs as they are probably irrelevant to what is clearly an in-game issue.
