    Ideas for Instanced Housing!!

TL;DR Instanced housing with the ability to upgrade your house would be amazing!

Instanced housing could be AMAZING! The idea for it is that it would be attached to the current areas and/or any major cities in an expansion (Sharlayan housing!?). An NPC at the entrance or in a special little alcove/building that lets you ride a boat, or airship travel to it. Boat for cities where there's water, and airship for the others. It could be an island outside the current housing area. Since it would be instanced, this would work for both personal and FC housing. The idea here is that it would work similar to apartments. And since it's instanced why couldn't one person have say, one house in every city? Wouldn't that be amazing? Think of all the decorating! (I believe SWTOR does this and I think it is quite cool, but theirs is more of a condo/penthouse situation. Upgradeable apartments would also be really cool now that I think about it.)

This idea is something we came up with to combat the current exclusivity of the housing. It would give the people who have WAY too much gil, more than they can spend, something to spend it all on! Furniture would sell a lot again and I think that would revitalize the crafting community!

Another bonus to this idea is that if you have neighbors who have decorating tastes that kind of clash with yours, you wouldn't have to look at anyone else's house! AND you wouldn't have to worry about how other people feel about YOUR decorating style! Isn't that nice?

As for the housing itself and plot sizes, I think it would be really cool if you could buy a small, and then upgrade to medium, and then upgrade again to large. Upgrading your instanced house would be a lot easier than moving in my opinion. But why stop there, what about MEGA MANSIONS?! The twin's parents house looks so huge and awesome, I would totally love to have a house like that! Think of the awesome parties!

We could also have way bigger yards with this idea! A lot of yards are cramped because people want a lot of big decorations, but even the large plots don't have much yard space for some of the stuff we can get.

Instanced housing could be SO good! And if someone wants to work up an exorbitant amount of gil and get an instanced house in every city AND fully decorate them all, why not? That would make for so much more gameplay! Especially if there was quests or tasks involved with upgrading the instanced house.

Anyway these are just ideas! Going through the plots today to try yet again to get an FC house in Ishgard, the wards are MOSTLY empty. Like 90% empty. Everyone just wants a large, now they're bidding on some mediums but I see a ton of smalls and mediums with 0 participants. This is an actual problem, and I have known people who have quit the game over not being able to get a large plot. Instanced housing would solve SO many problems!

I'm glad you made this post OP, I think it would be good if people actually thought about what they'd like with instanced housing rather than simply asking for it with no details (meaning we could get anything) or just resigning themselves to thinking it will never happen.

If they did introduce instanced housing here is my wishlist:

    - No timer. If you take a break, the house will still be there when you come back.

    - Your choice of interior no matter where your instance is based.
Bonus if we could ditch the pillars, or get a marble interior that matches the partitions, dyeable ideally.

    - If the instance is linked to a ward, exit close to the communal areas: covered pool in Empyreum, swimming areas in Goblet and Lavender Beds, beach in Mist and Shirogane
If not linked to the wards, then a good varety of locations to choose from but with a communal area that gives access to market board and retainer bells.

    - A decent view! Something sadly lacking with many houses in the wards.

    - House can face in any direction you choose, North, South, East or West.
What I mean by this is that the house remains in the same place on the plot, rather like what happens in the wards and subwards but the sun comes up and sets in a different place depending on your choice. Want to see sunsets over the sea? choose West facing. Want to see the sun rise? Choose East.

    - Higher outdoor furnishing limit

    - The ability to upgrade in size for gil so you can start small and build up.

I would definitely choose an instanced house if it gave me better features than a house on the ward, or even if I just had the security of knowing I wouldn't lose it.
I'd also be prepared to pay more gil (no taxes though, enough of that in the real world!).

I'd love to know what features other people would like to see if instanced houses were introduced.

I would link it to a ward to still enable addresses. But in this case its more like appartments: Ward 20 (refers to the current ward 20), plot 200 (the number in this case starts at 200 to potentialy still allow the existing wards to have 4 subdivisions for its 4 possible rotations, and a round numbers makes the starting number easier).

To make them even more wanted, you could decide to give people the option to bid on a certain plot number (certain numbers will be more popular like 200,420,666,911,999,1000). And then for example set the limit to 1000

Houses in this case get a special subdivision which only shows a few houses (in plot 234 you can see 232 to 236, or just plain sets of 4,5,6 or 8 depending on what works best), and the plot areas can obviously scale towards the house size (which can be dynamicly increased). You can even make it in such way that only certain digits have a larger house if you realy want to make them more rare (but with such small area it shouldnt actualy matter).

This is something thats part of the area and part of the choise to make. With instanced housing you can generaly already choose which you prefer.

I would avoid too many freedom options. Keeping things restricted gives a meaning to participate in relocation.

This would for many players make the normal wards obsolete. I dont think this will ever be done.

I would still tie it to relocating and have a limited number of larger sized houses. Sometimes rarity keeps things a bit special. And instead of now having a permanent limit, with instanced housing you can decide to add more of these larger houses.

Everybody wants their dream house. The ever-popular Lavender Beds 41 or Mist 35. I would love it if we could select an instanced home from the “template” of plots that are already existing. The game assets are already there too.

I also like the idea of starting small and working towards a larger house or upgrades over time, like in Animal Crossing (i.e., upgrading yard space, interior and exteriors, and number gardening plots). It would be a nice time and gil sink, and would make people feel more invested in their house.

SWTOR does do this, and it works really well. They have both penthouse apartments and large estates (some closer to the size of a ward than an estate in FFXIV terms) with the cost varying depending on the size. And you can buy all of them if you want, but it costs a lot. And if you want to let other players see it, there is a terminal that you can list a decorated house on for public viewing. I would love if there was a similar form of instanced housing in FFXIV! And yes, it absolutely would be a great gil sink and a good way to let everyone have a house if they want one.
