I still don't know why it is only 6 large houses per ward when SE knows it is medium and large in highest demand.. why not design wards with only those size of houses?

FCs like mine are stuck in a ward that's now designated for individual houses, and we can only move if an individual leaves one of the other wards designated for FCs, which they won't because only 25% of the plots are for individuals and they'll all (statistically) fail the lotteries against the tens of thousands of people who don't have a house at all. Except for Ishgard, which has this system to start with, any sort of shuffling/filtering effect will be minimal and glacial.
Housing has been a total disaster ever since they opened them up to individuals, but it's already done and every change since is like...they're not making things worse, but they're so minor in the face of the severely limited number of houses that they make very little difference.
Please refer to this post hereThe fact you actually genuinely do think that there will be "block parties" when 80% of houses are just dummy fcs used for submarines, abandoned and left to rot there outside of that purpose is pretty comical, there might be 2 or 3 lost people at large fc houses, but there wont be block parties I can tell you that much, neither will there be interactions, nothing will change except the even more limited housing for personal buyers.
I dont blame you to be nostalgic of how it used to be in the past, but we are not at that point anymore, far from it, i think you are delusional to expect any kind of new interactions because of this change.
I have taken time in the other thread to detail why your 80% number is incorrect. You need to stop reinforcing a made up number that continues to confuse people and mislead the topic. The current trend of houses across all servers before 6.1's release today was 30% FC houses and 70% Personal houses.

This. Even on Balmung, home of roleplaying, housing districts are like ghost towns. The most I ever see is a person standing afk near a bell/market board. You could probably wander through every single ward during primetime and not find a soul out RPing outside of their house.
Have had a house since 2016. I don't really spend time in Limsa but instead am at my housing area all the time. I almost never see other people in all those years.
I've been on Moogle > Omega > Cerberus > Zodiark > Cerberus and now back on Moogle. I've always had a new house relatively fast whenever I transfered. So different kinds of wards and also on other locations and it's always been the same issue of nobody being there.
Even on larger FC's nearby. A few times I've been in larger FC's and again there's almost nobody from the own FC going to their estate, only exception is a few dedicate people who 24/7 in the room where you launch voyages and such.
Today I saw a ton of people recruiting for 'personal FC's just so they can buy a house for solo use.
They should just let it mixed, people will abuse & exploit it anyway and the majority of the 'FC group houses' will be for solo use.
Letter from the Producer LIVE Part IX Q&A Summary (10/30/2013)
Q: Will there be any maintenance fees or other costs for housing, besides the cost of the land and house?
A: In older MMOs, such as Ultima Online, there was a house maintenance fee you had to pay weekly, but in FFXIV: ARR we decided against this system. Similarly, these older MMOs also had a system where your house would break down if you didn’t log in after a while in order to have you continue your subscription, but this is a thing of the past and we won't have any system like that.
I'm afraid you cannot read, and on that one I cant help you. Personal house vs fc house was never even mentioned as a comparison. Please refer to this post here

Amen!
Just imagine if they added a system that multiplied the number of entries for that FC by the FCs rank? That would give legit and active FCs a huge advantage in getting a house. Even a 5 player rank 10 FC would have a much greater chance at getting a plot than a rank 6 RMT shell FC. On the flip side, the social media outrage would create one of the most insane dumpster fires we'll have seen in this game.
