Each fc has their own culture and not everyone will feel at home. saying "here is a big active fc join this and have fun" will not cut it. There are many who DO NOT like huge fc and like something smaller and more tight knit their are all kinds of people in the world with different personalities. To my understanding prior to this most plots in the game in general are personal plots not fc. I have heard 70 percent if not more on primal is owned by personal rather than fc. This new system will allow things to even out with 3/4 being fc wards. In a sense yes lottery made it more fair but also at the same time left the power out of peoples hands to get a plot and instead rely on luck. Was the placard clicking system a bit insane, yes it was but those who were hell bent on getting a house dealt with it and it was like this for 10 years. If they did not do that then they earned gil to buy a fc from someone like the saying goes where there is a will there's a way. Now the people who called for a lottery system will have to lie in that bed and deal with it.

The reason there are more personal plots than FC plots is because there has never been much demand from FCs.

We had two ward additions where SE implemented a personal purchase moratorium - 4.2 (number of plots increased by 50%) and 5.1 (plots increased by 16%). All those plots left open for FCs and they did not fill even with many plots being taken by relocators (both FC and personal).

The 4.2 addition saw plots remain vacant even after the personal purchase moratorium was lifted until close to the end of that year on most worlds (and JP worlds still had vacant plots left into the next year).

The 5.1 wards had fewer plots remain vacant (probably because a smaller of number of plots added and a growing player base thanks to the Shadowbringers hype) but there were still a fair number of plots left on most worlds (Balmung is Balmung and a couple of Aether worlds also filled faster if I remember correctly) when the personal purchase moratorium ended. That's when they filled up.

The split is 30/70 because that's how demand has fallen out in practice. I did expect SE to weight ward distribution for FCs higher than 30% (I was expecting 40-50%) but not 75%. Most worlds do not have that many legitimate FCs looking for houses. All SE has done is opened the door for RMT to grab an even greater number of plots despite the lottery. Those who want a personal house are going to be left no option but going through RMT now because SE handed over a load of houses to RMT on a silver platter with this mistake.

If FC was that concerned about making certain actual FCs could get a house, they should have done their research and split the wards on a world by world basis from the start. There's no use reserving 5400 plots for FCs on a world that only has 1000 active FCs with at least 4 members but no house yet. That forces players into leaving their current FCs and forming new ones with the help of friends just to get a house. It lets RMT move in with their swarms of disposable characters to buy up all those houses that could be going to genuine players.

    It is idiocy.

I can only hope SE is prepared to actively research all the FCs obtaining houses with suspicious FC masters and membership to slam the door not just on RMT but those who buy from RMT. RMT won't get anywhere if players actively fear they'll lose their accounts. Right now that fear does not exist because SE does nothing.

People do get plenty of houses legit ways by earning gil through crafting, gambling, venues, etc There is one popular crafter I know of that has billions of gil and has been around since ARR from the very beginning. People enjoy getting fc houses for different reasons. Some love to decorate, some like having beautiful locations, others may enjoy doing the workshops everyone is different. And the new implementation of the 30 day fc leadership transfer will curb a great majority of plot resell

I'm not referring to actual players who use houses in ways intended and allowed by SE.

I'm talking about resellers. That is not allowed by SE.

The 30 day wait before FC Master can be transferred is annoyance, not something that will put a dent into reselling. The resellers had already planned to just delete the characters with FC Master to force the transfer to a member with less than 30 days (until it was discovered today that will autodisband the FC). They're not going to have a problem with leaving that character idle until the 30 days has passed. It might mean one less character active on that specific account but it doesn't stop them from purchasing on their other accounts, nor from transferring FC Master between characters on various account as long as their 30 day period had passed (since they have to wait the 30 days regardless to attempt the lottery). There's one possible change to FC purchases listed in the Lodestone Housing Guide that might be a big hindrance to RMT but considering there's also directly conflicting information on the same page of the guide, it's hard to know which is accurate.

The real obstacle to RMT at this point is the lottery. The more they need to compete against other FCs, the smaller their chances of winning. On the other hand, that also means the smaller the chances that legitimate FCs will win as well since that competition only appears in the absence of housing. Since SE saw fit to make sure there's an abundance of FC plots available on most worlds for the time being, RMT is in a good position to pick up a fair number.

Jojoya, I don't think you realize just how effective the 30 day rule is, or how RMTers actually do their business in reselling houses. I've checked in on several seller pages now and many of them are throwing in the towel entirely and just selling off what they have left.

They count on fast sales. Before all they had was a 24 hour wait period to start a brand new FC and the laughably easy task of leveling it to 6. They could packet bomb placards to guarantee they win the house they're after. And then they could sell the FC to a buyer the same hour they bought the house by instantly transferring FC Master rank and leaving the FC. In a single day, they could bring in hundreds of dollars selling FCs, then wait 24 hours and do it again.

Now, they have to set aside those alts for 30 days before even thinking about entering a lotto. Most of them weren't even prepared for this release. (Bravo SE for waiting to announce the 30 day rule until it was too late to scramble together FCs to have ready for the release.) They were botting any available placards up to the moment the servers went down for 6.1 maintenance. Then they have to wait like everyone else for the lotto results, which they aren't guaranteed to win anymore. Can't bot the lotto. SE has also put down restrictions for people who've purchased from placards previously (this I'm still hazy on). And on the off chance they do win, they can remove their alts but they'll have to first find a buyer willing to sit in the FC for 30 days before they can actually transfer it. Good luck getting that buyer to pre-pay for it. And trying to delete the FC Master? Will dissolve the entire FC rather than pass Master down to someone who hasn't been there for at least 30 days.

It's a hassle. I'm sure they'll eventually figure out a system to allow them to continue reselling homes, but it'll never again be the easy, super fast cash cow it was pre-6.1.

    Good.

    (snip the rest).
If it's truly effective, then good. But I can easily think of a way to continue to resell with only minor inconvenience as long as multiple service accounts are involved.

Many throwing in the towel doesn't mean everyone throwing in the towel.

Acquiring Housing has gotten worse since its inception. No one is throwing in any towel just yet when it hasn't even been out a week and already players have been by passing the restriction in a multitude of ways. They should have gotten rid of the timers and opened more wards. Best fix. Instead we got lottery. Can't wait to see how this plays out after next week.

This is correct. They see gil, house or anything else they can sell as a quick in and out. They don't want to hold something for too long and risking the value going down. On top of that holding it for too long give them more time/chance to get banned should anyone report them. They need quick money, it has to be real money. Unlike us players they don't care about anything else in the game.

Aside from that housing RMT sellers are guaranteed to be botters, it's very easy. All you need to do is to google search a certain forum that has XIV housing sell and buy threads. How can someone make 4-5 FC and have them all have a house in current market where the demands are much higher than supply? so the delay plus lottery means it's way harder for them to get a house and sell a house. At this rate even if they get lucky, they will only manage to sell 1-2 house per year. Compared to dozens they usually sell just in a month alone.

Another thing, some of them even provide a "service" to click a placard for you, for real money. They guarantee a success! how can that be possible without 3rd party softwares? good riddance. Bye bye RMT sellers. My chance to get a plot is lower now (because I was a netflix clicker) but at least everyone else has their chance going up, everyone else as in actual players! not greedy bots. And I wouldn't mind that.

if there are lots of large active FC's on a server, one FC house should be a FC home for dozens to hundreds of players... each personal house is just for one, maybe two players. It seems like they have the allotment backwards.

Having this many FC houses almost promotes tiny isolated FC's as people will likely split from larger FC's just so they can get a house - since a personal one is not nearly as likely to happen
I agree with you. Personally, I only look for a small circle of friends to interact with. If they are available, great, if not, I am happy and capable of hoofing it alone. Every larger FC I tried did not suit me at all so I have my own with just a couple of others right now and it's all good. There is trust and respect here I only provide a FC spot to people that are independent and like-minded. I keep my medium house to be alone and decorate as I choose.
