I'm still getting WoW Garrison vibes from this. Instead of a walled fortress, you get an island. You'll be able to select the buildings you place. You'll have a place to grow things. You'll have minions running around.

What it won't have, unlike Garrisons, is player power progression attached and that's a good thing. No one will feel forced into participating if the content doesn't appeal to them.

This "instanced housing" on the island may not be what people expect it to be. Apartments are instanced housing. The island might have preset buildings and furniture on a list that you can place in specific spots, completely separate from the existing crafted furniture, floors and wallpapers.

I don't see a point of putting in a lottery system if they're just going to basically invalidate it by putting in instanced housing through IS. I'm of the mindset that it will be one size: either apt or a small house with no upgrades except maybe exterior. I really don't think they would allow for medium or mansion sized housing to be a part of it.

What if it's a separate leveling system? We all come in as level 1 inexperienced farmers and level up to unlock buildings, new areas to explore for materials, crafting recipes (like furniture), new animals or minions, etc. That I think would make everything make sense with the other changes coming.

I mean even if that does turn out to be the case, it's a new system that could potentially be further expanded upon if IS turns out to be a big success. It's certainly possible that it could be something apartment sized or small house size, but later updated to allow for larger buildings Medium and Large. With it being a new system we don't really have the information to be able to say one way or another, but as stated it being a new system there's room and potential for future iteration that the current housing system can not accommodate in several facets.

Won't really be decent if everyone is flooding it with the same stuff and undercutting like crazy. I don't know about your server but mine at least has a habit of people undercutting by thousands or tens of thousands everytime you take a breath.

Prices go down when new housing gets released. Everyone gets the same brilliant idea of selling furniture, build up a huge supply, and then undercut each other until they're literally losing gil with every sale. I saw a guy craft 150 orchestrions when they cost around 100k to make and sold for 150k. The day new housing released, they were down to 60k a piece in mere hours and never recovered.

Given that SE has been holding on to the neighborhood/community aspect of current housing so tenaciously, it wouldn't surprise me if we get both instanced housing on IS and "public" housing in the Wards. This is the ideal time for them to solve the housing crisis while maintaining face. "People who want a Ward/Neighborhood house will have the option of new plots and people who want instanced housing [to have a house at all] can have one on their island.

If they don't make personal housing a thing on the Island Sanctuaries they'll be missing out on their one and only Golden Opportunity to solve the housing issue in the near future and gain some measure of good will back from the player base.
