So, between the lottery system in patch 6.0 and the nightmare of click over 12-24 hours, i have a solution: Auction House System

What is the Auction House System?

The Auction House System, or AHS, as the name say, is a system that you can bid the amount of gil you have, in order to gain the house. This system has different that i will explain.

First: Enter

So, in order to enter you must go to the board that the house is selling. However, you must first pay the amount of the gil of the house and choose one of the retainer you have. Once do those points you can go to the retainer and go for the second phase.

Second: Action House

AS you enter in the Retainer Menu, there will be a new section call "Auction House" and "Bid Result. The first section "Auction House" you will see the top offer of one of the player´s retainer and down there you have "bid". In bid you can put the amount of gils you want to spare in other to surpase the top offer. The system will tell you if is not enough. The time for the action house will only last 24 hours, the time when the house was on sale. When the time goes 0 inmediatly the system will tell you that the Auction House is closed and no more bid can do. After that you can see the result of your bids.

Third: Results

Once you enter the "Bid Result" it will tell you this. If you won the bid, they will tell with a big screen to congratulate for the wining. However if you dont won the bid they will return the gils you spend, but no all for the kind of house you try to buy.

• If you want a small house, you will only get 60% of the gil you spend.
• If you want a medium house, you will get 40% of the gils you spend.
• If you want a large house, you will get 20% of the gils you spend.

Question 1: Why the small return?

In order to have a fair competence and reduce the gils in the game, somehow like taxes. So, if you want a medium or large house, more risk you will have for this.

Question 2: You will get more gils if you want to sell your house in the "Auction House System"

Yes, however you will not get the amount of gils they offer. That depends of the type of house. For example, if you sell a large house, you will get 10% of the bid plus the 80% of the selling house, if you sell a medium house, you will get 30% of the bid plus the 80% of the selling house.

We're actually getting a lottery system that would work... similarly, to this.
Players will submit their gil or 'bid' on a house, but it will be the same price for everyone. Then one of those players will win, get the house, and the rest of the players get their gil refunded.
It should be coming with Ishgard housing in 6.1 (March 2022 probably?)

I'm not sure why your system steals so much gil from the losing bids...

Nah chief, i rather pvp for houses: either it be a new house district with free roam pvp and you fight for placards at same time as trying to buy the placard, or it being tied to pvp titles / ranks on a leader board in that new housing district. I want anarchy, i want war., and i want to SEE THE SALT BURN!!! If an auction house was added, it would be only for houses that have gone available because they timed out, due to the player quitting and not being online past the 40 day timer

I believe this was suggested multiple times and they are going to do something about it.

Technically, the "State of Art" allows housing for everyone, we have at least two examples : Wildstar and Swords of Legends.

The quick easy fix, they just need to add options to the apartments :
- three sizes rather than one
- open to outside as it is for Kugane and Crystarium inns

I would prefer a system closer from the one from Wildstar or Swords of Legends but it's much more work.

So a large house that is by minimum 45M, you will only receive back 9M gil. A 100M bid would return only 20M.
What is this system design technique called ? It's not even a gil sink.

The result is the rich will buy out all the small houses and then transfer to large if they can. If they can't, then to medium. If not medium, well all small houses are gone.
So, no. This is a bad system.

better method, since houses are used more for this than for pvp any day of teh week.

This would be the best option tbf. This way, houses will go to people who actually use them.
You should have to spend x amount of time in a housing ward with the RP tag on, in order to earn the right to buy a house.
