I can't "Commission" someone to decorate my apartment, because it's impossible to give someone building rights.
Before you commission someone to decorate for you, try checking some FF14 housing photos, Hop on youtube watch some house tours and check out homes in your local wards. You might find stuff you like and are capable of recreating on your own. Decorators good ones can do a great job especially if you are detailed about what you want. But that also means their going to be placing things the way they want them and not how you would place them. As for apartments they can be made to look amazing but yes the space makes it tough, I would say tougher then any house to get one to look good.

Play the timers. Houses aren't likely to go up for sale until they've been open for at least 6+ hours. If you are there right when it vacates, you are wasting tons of time for no reason.

SE does need an entirely new system. The current one is awful. But, honestly, you can't blame SE for it.

They gave us housing. What did people do? They abused the system. They rushed to get houses. Then sold them for more than the house was worth. People were forced to pay more than what SE thought was proper. So now we end up with this clickbait system which is terrible.

If players had acted responsibly, instead of like greedy twerps, then it wouldn't have happened.

As for the rest, no, an FC is not entitled to a house over anyone else. Because there are far too many 1 person FC's out there. And that trend would continue if FC's got special priority over others.

One thing, I think that should be considered, is instanced housing combined with neighborhoods. Fix the look of a house based on it's area, at least for the exterior. However, the Placard now lists like an apartment, of who lives at that plot. When you go to the door, you get to select the interior you want to visit, same as apartments.

Give instanced outdoor areas of fixed size for small, medium, and large plots. You get the neighborhood effect of it all. But you also get more houses per ward. Imagine if every small could link to 5 instance small interiors, instead of just the one. You could expand housing a lot that way.

Of course, it would also help if SE actually cracked down on the people who own more than one home across their characters, by stripping them away. They shouldn't get to have that just because they had them in the past when it was allowed. Being grandfathered over is just so wrong. As wrong as the FC's that own multiple small houses instead of one FC house.

I think it's totally fair to blame SE for the horrible, and in my opinion, sadistic system they've implemented. They haven't really fixed any problem with it. House reselling still exists and prices are as high as ever. The system they've implemented just makes it harder for the homeless who are left to either do placard camping or buy an FC from resellers.

Some people own multiple houses and I get that the more extreme cases, where you see one or two people owning most of a ward is annoying, but they bought at a time when it was allowed and they've managed to maintain their subs and ownership. It's not fair to change the rules on people after the fact and then punish them for it.

SE designed a really bad way to handle housing. They're solely responsible for it.

It is horrible, yes. But it never would have existed in the first place if the players hadn't abused the system.

    Should it be changed? Absolutely.

As far as people owning multiple houses, it also needs to be changed. It's not fair to new homeless players, as you say, to be without a house, when someone has 2 or 3. Saying "oh well they had it when it was allowed" is nowhere near enough of a reason to allow it to continue.

They should be given the choice of which one that want to keep. Get refunded on any others they had. And they should be put on the market once more.

The rules should be for ALL players. Not just the new ones. Otherwise it's nothing but favoritism.
