Oh wow. FC's are players too and most use the facilities for more than just decorating. They have as much right to housing as anyone and more so than those that gets a house and doesn't bother to put a stick of furniture in it.


 
			
			
				Most FC owners have their own house too.
Most FC owners limit what other players can do in terms of decorating, gardening etc.
The clue is in the name, player housing, not FC housing.
 
			
			
				The community calls it player housing. SquareEnix just uses the term "housing" in all their official communications, so your ridiculous semantics argument is baseless.
As for your idea that FCs should just be chat rooms, that is not the standard in modern MMOs. Guilds, or each game's equivalent, have some form of guild hall which serves as a gathering space that offers services to guild members. It just so happens that in FFXIV they have chosen to have this tie into the same pool of ownable spaces that individual players have. You would get a much better reception if you were to suggest a way that FCs could have access to a guild hall that is separate from individually owned housing rather than just saying that they shouldn't have any space at all. That just makes you sound petulant at best.


 
			
			
				In this situation FC housing allows a lot of players access to housing amenities that are unable to get a plot. There are FC rooms which are available to all members, and I dont know about other FCs but mine uses the garden to grow things for its members and allows everyone to stable their chocobo there and someone tends to the stable. This is as well as having vendors and gear repair in the house. I really dont think there are so many shell FCs that it would equate or even cause a surplus of plots with how many players using their FC's house for these things.

Put instanced housing, like an actual physical house plot in an instanced location where owners can edit the way thier house looks and place decorations etc. and invite friends or FC members. This will literally fix all current problems and cut future server bloat exponentially. If you can do it with apartments you can do it with houses.


 
			
			
				People like having ward communities. I know I do. I don't wanna see them go away.
Nothing says they have to go away. The current wards could be retained for those who like the wards, are willing to compete for plots and can accept the risk of demolition.
Instanced house plots would be for those who want more than an apartment/FC room and don't really care whether a neighbor can see their house.
Right now if you picked up my personal house and stuck it in an instance with a mock backdrop displaying a fake ward, I wouldn't know the difference. I see maybe one or two other players a month in the ward at most. Things are busier around our FC house but then we're a moderately active FC and member friends stop by fairly often. Instanced housing wouldn't prevent that from continuing to happen. MB convenience wouldn't even have to be lost with instanced housing if a ward layout was used for a common area with just the house plots being instanced.

				given that 99% of wards are ghost towns with nothing to actually lose, yes to instanced housing. Not that it really matters if we want instances or wards anyway since I doubt SE will do anything at all but... hey, it's just my own opinion.


 
			
			
				SE needs to do the following:
- Add instanced housing
- Add more wards
- Give all characters on a server teleports to all houses owned by all the characters on the same account on that server
- Reinstate the restrictions at https://na.finalfantasyxiv.com/lodes.../housing_land/ and never disable them
- Change the above restrictions on FC houses to not check housing ownership on the account (because that doesn't make sense), instead check if the FC has four active subscriptions (as four signatures are needed to create the FC).
- Use a countdown/count up timer for the FC house where it releases the house if the timer reaches zero, the timer only counts down if the number of active subscriptions is less then four, and counts up if there are at least four active subscriptions if the timer was in count down mode until it's at max duration.
- Force the release of the grandfathered in houses over a series of patches
SE does all of the above and that will end this problem, until then, we'll continue to have people on this forum tell others to just git gud at house buying when others state flaws within this system (as seen in this thread).
