    Tips on getting your first house or getting a relocation in 5.35

    5.35 has been confirmed for October 13th. If you have a mind to get a home or relocate on that day, please read this in full.

    5.35 Is going to drop wards 22, 23, 24 in Mists, Lavender Beds, Shirogane, and The Goblet. These houses will be available with NO CAMPING TIMERS for FCs or for individual players.

    This is your chance to skip the camping process, do not take it lightly.

    1) choose a house NOW that you like best, along with a couple backup choices that are close by to it.

    Note that the ward and sub-ward are identical except for the skybox (sunset is in the west, sub-ward is rotated)


    2) practice the run there. Know the aetheryte you're porting to (if applicable) and know how to run to the placard from the zone in within seconds

    3) log out IN the existing wards, beside the ward-teleport NPC. Do not log out in the city, the load time will be worse because of crowds. Log out with the money on your person

    4) pre-patch the game 1-2 hours before servers go live. Get into queue the second your Play button goes green

    5) if you miss your dream house and the backups, run as fast as you can to Goblet and get anything at all in wards 22, 23, 24. Youll then have relocation rights, and you can take your pick of anything opening in the old wards (they will still have camp timers)

    6) FC specific: Put enough gil to purchase the house on multiple officers, have each run for a different house.

    Warnings:
    -Have your money on your person. Not the retainer. Not the FC chest
    -Type /busy to automatically reject all tells and trade offers
    -FCs must be rank 6 and have 4 total members to buy
    -Personal house buyers must be level 50 and Second Leuitenant or higher in a Grand Company

    To relocate, you will click the placard and choose:
    "Relocate your private estate here"
    or
    "Relocate your FC estate here"
    Depending on which you're moving.

    only limits on relocation:
    1. have the gold on you
    2. one relocation allowed per 5 minutes (cooldown is per house-owning-entity)
    3. no relocating within Shirogane without have done the main storyline quest to arrive in Kugane
    4. fc specific: have relocation privileges in the hierarchy (automatically exists on FC master)
    5. Check Social -> Housing -> Estate Settings -> Storeroom Status (image below)

    If you don't know the grade for the plot you currently own or plan to buy/relocate to, here's a link to housing district maps with plots color coded by grade so you can find the correct purchase price from Castab's upgrade chart. If in doubt, have the Grade 1 unadjusted purchase price for the size you plan to buy.

    Also to clarify Castab's point 5 for relocation - you cannot relocate your house if the total number of furnishings placed and in storage exceed the storage limit. That's why you need to check Storeroom Status. Both checkmarks must be green. If either is a red X, you need to move items placed or in storage to your inventory to get below the Storeroom limit. This is not a problem for owners of small houses as the current limits for placement and storage total 40 exterior/400 interior. It only affects medium and large house owners.

    Placed interior and exterior fixtures (walls, flooring, chandelier, outer wall, door, window, roof, awning, placard, fence) are retained during relocation so you don't need to worry about removing those. They will also automatically adjust in size to the new location if you upgrade in size. If you're going to change to a different plot size and also planned to switch to a new exterior wall, check marketboard prices for both sizes. You might be able to save gil by buying the exterior wall/roof for your current size and placing them before you relocate (small is not always the cheapest).

    If you will be relocating from a medium or large to a small, remove any valuable interior fixtures you want to keep from the top floor before you relocate. Ground and bottom floor fixtures will be retained so you don't need to worry about those. There are a lot of interior fixtures very cheap on the MB that you can buy to replace them (check for Hingan themed fixtures first as those have been very common in recent quick ventures).

    Make certain you have every thing set to go before servers go down for maintenance so you're not wasting time once they come up. Otherwise you might lose out on an opportunity to get the plot you wanted.

    Is the 4 person in FC really mandatory nowdays? You need 4 people to create a FC but you can in theory kick or they left.

    Hi, regarding the house prices, what are the upgrade cost? I am only playing this game since March and the pricing does confuse me a bit.

    You can't upgrade a plot but you can relocate to one of another size by paying the listing price via the relocation option for the destination plot minus 30% of the minimum price that your current plot could sell for.

    If you go here and click on Land pricing you can see the minimum pricing on the right hand side. Let's say you're moving from a third class small to a first class medium.

    Discount: 1,674,000 (minimum price for 3rd class small) x .3 = 502,200
    Relocation fee of a new first class medium: 20,000,000 - 502,200 = 19,497,800

    This works for downgrading too, however if the discount is greater than or equal to the price of the destination plot, the plot is free. In the instance of the discount being greater than the plot price you will not receive the excess gil.
