Demolition doesn't release nearly as many houses per server as you're assuming.
Think about the math. For several thousand (let's say 3,000 to make it a conservative "several") to open up each year, you'd have to see about 60 plots a week become available (8-9 a day). If that many were available, it would be rare to not see a house available when you checked the ward lists thanks to the purchase timer preventing the house from being sold immediately.
When demolition is active, players start paying attention to their subscriptions so they don't lose their house.
Don't forget a lot of the houses that become available each year have nothing to do with demolition. They're voluntarily relinquished by their previous owners, usually as they prepare to transfer to another world. Even with demolition active, there are still a few persistent players getting lucky and getting their hands on a house each week.
Several hundred houses per world demo'd each year? Probably. Several thousand per world? No way. The 720 houses per world coming in 5.35 is likely more than than the number of houses demo'd in a year.
In either cases, the number is small compared to what is needed. Want a real solution to the problem? Pushed for a better instanced housing system instead of asking for demolition to never be suspended. It doesn't matter who owns what when everyone who wants a house can get one.

I don't know for certain. It just seems likely considering how the math would work out and based on my own experience helping friends look for houses after the wards filled up last year. Once the wards filled, I was lucky to see one or two houses a week (though there were no doubt some I missed). Certainly I wasn't seeing large enough numbers that would add up to thousands.
Could be things are different on other worlds but I doubt it.

It wasnt too uncommon to see 3 or 4 houses open in a week(usually at least 1 a week), but it was very rare to see 2 or more open at the same time. That might add up to one or two hundred houses over the course of a year, but no where near 1000. My experience was seeing 2 or 3 open up per day, and that was prior to Kugane housing. However, nowadays they may be bought quickly by bots or something. Or it could be that increased competition means they go more quickly, so you're less likely to see them. I still think it's a fair estimate that at least 4 or 5 per day would be freed up with all the wards we have now. Probably more like 6 or 7. But I guess we'll never know, because I don't think they release statistics on this. And it's not like auto-demo is ever going to be turned on again at this rate.
On Famfrit? On Hyperion, we see 0-2 demolitions per day. So Jojoya's math above holds. 0-2 averages to one demo a day which means 365 a year. Half what 3 new wards are giving. They don't give out data, but some discord servers track this. Sadu's Housing Alerts crowdsources empty house sweeps for a clearer picture of when houses blow up. They're on Balmung. They see 1-3 demolitions each WEEK. Thats 52-154, average 103 every year. The busier your server, the fewer auto demolitions hit.
Can you show us some of the sweep data you've been tracking to indicate Famfrit gets 1,825 demolitions per year, as you claim?
All I have are my own observations from years ago. I'm not going to argue about it. Presume whatever you wish.

I would like to add this parallels the "sickness" I seriously doubt they will halt auto demolish until its eradicated unless they are mad, as 3/4 of the year withered away and nothing much has changed in the world. This wont be cured in 2020 and a high chance it'll stick around for another 5-10 maybe -15 years. Do it now! stop stalling this stupid virus will probably be endemic by the time they resume auto demolish
It's hilarious how people defend having demo disabled. It's a game not real life....
