Just start charging rent. 10-20% of the max buy-price of the house every month or you lose it. You can pre-pay 2 months in advance. Then also make it sellable for up to 110% of the buy price you initially paid for it. Maybe if we made it less enticing to keep them because there's 0 upkeep there'd be more people willing to admit "I don't actually use this" because it's costing them gil.

Originally housing was indeed locked to FCs only, and I seem to remember there being a member requirement beyond just founding. SE listened to what people wanted then and caved, opening up housing to individuals.

Then people complained that RMT peeps are house flipping, so they added random timers.

The gist is if you own an FC with a house on one character, an alt can not purchase the FC house...but this is easily loopholed by having someone else buy it for you. Also an alt can not purchase their own house, assuming these restrictions are indeed in effect. (So current limit should be 2, but with some effort, you can get 9).

At this point I would not be surprised if SE just threw their hands up and said “to hell with this”, because unless they have instanced housing for 100% of the population, no one will ever be satisfied.

I am new (1½ months) to the game, and just got house sniped.

That's cute. Now imagine trying to get a house since late ARR and only just managing to finally get one in Shadowbringers. Given how new you are to the game there are plenty of other things you should be focusing on imo. Chances of them completely scrapping and re-inventing the wheel when it comes to housing is probably never going to happen and the best we are going to get is them just adding more wards.

Wrong. Stop parroting. For future FC exclusive wards maybe IF they do it correctly (as I have previously said). But the existing wards will never have a system like that.

Also the gill is of no importance so take that elitist attitude out of here. Not every deserves a house, everyone eventually wants one. NOBODY deserves to have to stand there for 24 hours spamming the buy button in HOPES of getting one. Try actually reading next time instead of just spouting what you've heard.

Until I managed to snag a house I always logged out in my inn room. I liked the idea of my character going to sleep when I logged off.

As someone who has been owning several houses in the past (not at the same times) here's my experience

I've been in your situation 5 times
Yes staying 12+ hours only to see someone relocating or the plot taken while you had to afk 20 minutes is frustating
This is more annoying when you were staying here because the plot location was good and you wanted it so much.

So honestly don't bother camping a plot it's frustrating and often doesn't work out.

Just check here and there and if there is a plot then check it and if you get the house great and if not just play the game and try later.

If there is a free plot and it's night time for you log out near the placard but let your ps4/pc turned on and the game on character choice, sleep and if by any chance you wake up early/middle of the night just login fast and try then logout.

Also don't aim for top tier location just try some less attractive spot and relocate whenever you can.

This. I got a house about 9 months (iirc) after I started playing and it was just after they made more wards. I've since gotten one or two houses just by buying it off the placard after more housing has been implemented. Plus a couple of relocations. This last house I bought around December when there were multiple Goblet houses just laying around unused for days. No one wanted them even though I told my fc and the Novice Network. It doesn't matter if your first house is in the worst possible location because you can move it to a better one later.

Be patient. Wait for more housing and wait for this covid situation to pass. If you are going to stay in the game, you'll get a house eventually. If you are just here for the summer then apartments are an instanced housing option which are easy to access but have a couple of limitations. You could even save more gil while you wait so you can get a medium or a large house when they become available.

Well obviously some people are satisfied.

I agree that every character should be allowed one instanced house plot that is their's forever. It could be any of three sizes (maybe 4?) and be upgraded if you like (maybe downgraded if you like), but of course bigger would be more expensive. Maybe even 100M for the largest. This could exist alongside the current ward system. Or they could get really clever and redesign the wards so these interact. Plots would match the available instanced plots. The plot "market" would work as it does, except you can only purchase plots that match your instanced plot. You'd probably still only be allowed one plot per server. When you purchase a plot your instanced plot gets copied to the neighborhood. If your sub lapses and it get's demolished it reverts back to being your private instance.

This pseudo-market is just there as a time sink. The demolition mechanic, when active, makes mindful people paranoid, and less mindful people frustrated when the inevitable happens.

Even though he's new. I don't think he has to focus on other stuff you think he should.
He want's to focus on getting a house so let him. Shouldn't matter if he's new or not.

I know if I was new. I would really want a house as well.
