Free Companies in my opinion should always have priority when it comes to houses.

Atm the fact newer guilds cannot get houses put them at a huge disadvantage in terms of recruitment against any guild that has one and the fact they have to directly compete with solo players to get housing should not be a thing in any mmo period.

1 man free companies are only free companies because of the title in game. They were suppose to be the guild function of FFXIV. A 1 person, hell even a 5-8 person group is NOT a guild in any way form or fashion when you look at what a guild actually is. In my opinion any free company that has less then 10 unique log-ins (Account wide main & all your alts = 1 login) should be auto disbanded after say a month.

Houses should also require an upkeep (TAX) to keep the house using your FREE Company Points that everyone in the guild helps earns from just playing the game. Not enough points at taxtime the house auto-demos, make it where say on average it would require say 10 people playing 12hrs a week to maintain a small house , 20 people playing 12hrs a week to maintain a medium house, 40 people playing 12hrs a week to maintain a large house. This will prevent dead free companies from permanent holding houses because 1 person logs in for 5mins every 29days to just keep the house.

As for trading with alts and shared inventory... SE just need to fix the problem. It does nothing to rmt. Does not slow them down, does not stop them from trading stuff between themselves, all it does is screw over legit ppl. The whole prevent mailing/sharing to prevent RMT is just a 100% negative with 0 positives. You just need to ban buyers and sellers (Emphasis on banning buyers), no content should be designed with deterring rmt as its focus it should be designed around being best for the legit players.
