This game needs way more wards!

Personally, I think they should never have added personal housing at all and kept it FC only, by making it possible for players to own a plot, they created a never ending treadmill of needing to add and maintain more wards constantly.

The problem is that there are way more players than there will ever be houses, especially on larger servers, not to mention the fact that a personal house effectively ties you to the game, when considering unsubbing, you have to consider whether or not you want to lose your house, which is unfortunately necessary, given the limited availability of plots, but I feel that personal housing only exacerbated problems, I also feel it turned wards into literal ghost towns, back in ARR, I remember seeing lots of players around housing areas and new FCs would move in and bring more, after personal housing, all the houses were snagged up instantly and less and less people started hanging around, this will obviously vary, but this is what I have observed.

I liked the FC rooms and apartments, I would have liked to have seen those be upgradable or something, make em bigger, maybe even a balcony to use outdoor items, leave the wards for FCs, but alas, that's not possible at this point.

What the people don't see with the current system, not only it is limited in number and create competiton between FCs and individuals but it is far too limited as QoL and for creativity.

It is some kind of so banal housing area of a town.

What if you wish to have some kind of eagle's nest? What if you want something more free, more lost in wild nature? There's nothing.

The place for imagination is mostly inexistant.

The system is not that bad to get rid of it, it just needs few tweaks and give houses to those who care enough to maintain their house.
I think implementing a monthly tax for a house should do the trick, so people who dont care enough will just lose/sell it away.

Currently, there are people who monopolize wards for some kind of show off effect that only ends to be a waste or server ressources since they don't even use the houses. Adding wards doesn't solve the problem from that point of vue. Upgrading apartements would allow to avoid the fake "show off effect" and would upgrade apartements only people who really want something bigger for their collections.

If entire FC buys a house its their own decision on how they play their own accounts, each one member of certain FC is an individual player just like you, paying sub like everyone else and is not restricted to anything. Maybe they have just planned it all to have all their houses in the same ward, idk whats a problem with it?

FC housing and Player housing should be separate. FC housing should be all the houses in the wards. Player housing should be instanced.

Let me try to explain what Eldevern means since we have on our Server also a FC thats owns nearly a full ward since years. It was reportet multiple times allready but SE donst care at all. The thing is that they abouse the system in a way thats not mentioned in the terms of service. The FCs use all the same Tag so if you look at the Names at the Ward you will see everywhere the same Name. The Full FC Name consists of the same name and a number after that (like 01, 02, 03 etc). When you visit the houses they are all empty except the Mainhouse, but their all have a full upgraded workshop. Each FC is owned by a member or twink of the Main FC, if you look at the list each of these FCs has only 1 or 2 members. But everything these workshops produce goes to the main FC (that point is just an assumption but it would make sense). This way we have on our server one FC that owns around 20 workshop witch 80 subs and airships in total. If this is not unfair, than i dont know. Also the houses of these FC will not get demolished because the are visited regulary by their owners.

Btw. i think a good solution would be a combination of some suggestions here. Instead of having XX wards each housing zone should have just 1, leave the current design of these zones how it is but start with the instancing at the entrace of the plots and not with the house. Each plot should have multible instances (maybe in a simmilar way like appartments are handled) and to ensure that you see something if you walk by a plot i would suggest to show to show allways one of these instaces that exsist at the plot. They could but be random chosen or chycled by a fixed amount of time, like every 12 hours or day the plot that is shown changes. That would also help to make these zone feeling more lively again. Right now the players are to mutch split up between all these exsiting wards, so their cant be a real neighbourhood feeling because you will most times never meed enough people on the street.

While I do agree there should be more wards to accommodate players, that doesn't solve an huge underlying issue with housing: the fact that multiple individuals own multiple houses on various worlds on alt characters. One player can own a housing portfolio consisting of multiple plots and can own half/full wards. It's not a lack of wards; it's player greed and it's unfair to the rest of community. One person does not need to own 15 houses in this game. If these players let go of these plots, more would have access to this feature.

Thank you, after 9h or more of trying to get it all the time in the morning came some person a by and snitched it away right in front of me. This long rdm timer thing is surly one of the worst things ingame

The housing system need a rework.

Them adding more wards is just a Band-Aid solution.
