What're the rules for world transfer around housing?

You will need to put any furniture you wish to keep in your personal inventory or on your retainers. Each housing space you own has it's own unique storage attached to it and that storage will go when the housing does as well. The only way to get money from the server at the moment is if you do not enter the property for 45 days and then the server takes the property back, allowing you to collect 80% of the gil spent on the plot & leftover furnishings from the Resident Caretaker npc (which keeps it for 35 days before permanently obliterating the gil and any leftover items from the house). Just note that the npc only gets the gil/items if the server itself takes your house from inactivity. Nothing will be held if you manually initiate the removal of the property. There used to be a reimbursement when transferring from a congested world to a preferred server awhile back but that doesn't currently appear to be mentioned here.
