Shared Estate

I was sharing a house with a friend, I left the estate by mistake. when I returned to share the house he gave me the possibility to all settings but I can't use them I don't know why.
Is there a cool down time for that?

As long as your friend added you as a tenant again, any access privileges he filled in the box for should take affect as soon as the permissions window is closed.

Have him go to:
Housing > Estate Settings > Private Estate. > Shared Estate Settings.

Highlight your character's name and then make sure the appropriate boxes are filled in before closing the Shared Estate Settings window.

Thank you for your help but unfortunately, that is exactly what we did and even the sitting shows that I am given the authority to do all the amendments, but whenever I want to change anything it says I am not authorized.
Do you think it is a technical error, and if it is how can we fix it?

I've never run into tenancy issues with my friends so I'm not certain what is wrong in your situation.

Try having your friend remove all your permissions but leave you as tenant. Both of you then log off your characters and back on. Make certain you still can't access anything with permissions turned off then have your friend turn them back on again. See if everything works after that. If you still can't interact with everything, you'll probably need to open a bug report.
