Honestly, I furnished both a medium FC house and a small house. I think I spent equal to, if not more gil furnishing both those (I don't have crafters up) than the cost to purchase them. The gil sink excuse is honestly bs imo.I wonder...
In ESO you can also get a house and you can even buy them for actual money on the store (ESO does not have a mandatory sub fee so it leans heavily on the store).
They were that game's big money/gold sink but eventually Zenimax must have crunched numbers and found people were spending less on the houses themselves and more on furnishing these houses because they gave all NA users a free house of substantial size for a trivial achievement and then gave everyone a free house at the end of the Elsweyr MSQ. This whole "free house with no furnishings" system must be working for them.

Hi everyone
Only my second post ever on the forums as I tend to just read and either agree or disagree with threads and move on, but lately I've had a very stressful time with the game in particular with housing. In it's current state it's definitely helped with the previous issues and problems there were, but it's also definitely created new ones.
I have spent this last week everyday camping at placards with as much time as I have available and unfortunately I've missed out on 8 houses due to the stupid RNG availability. I missed one by mere minutes and of course you rant and then repeat the cycle...but this is nothing new, we all know this and have somehow got used to the 'new normal' - I spent more time this week camping for houses than actually playing the game I sub for, which is ridiculous!
Here's the rub...I already own a small private house, but all I want is an FC house so i can have a company workshop to do all the things associated with it and to force myself to get into crafting more. If I could just convert my private house into an FC house I wouldn't have to waste all this time trying to buy another plot for the FC!
Right now I would take ANYTHING over the current system, I just hate it so much - housing in other MMOs was just never this stressful. I really liked the Wildstar (RIP) way where your character got an instance of their own housing and friends could still visit etc. So i would take this suggestion if it was an option, however I wasn't really fond of Ishgard myself so it would be a hard pill to swallow if it was just Ishgard. If you could choose which 'area' you would like your instanced house then that would be a bonus - so your 'backdrop' could be Ishgard, Shiorgane, Mist, Goblet, Lavender Beds etc...
<<big sigh of exasperation>>
So in summary for housing I would suggest:
- The ability to convert a private house to an FC house (given some conditions such as number of members, rank etc.) or vice versa (with some limitations and exceptions i.e. if you disband/leave your FC or similar)
- Instance housing for everyone (sod the housing market - it's bad enough as it is in real life I don't want the stress of it in a game)
- In addition - make 'company workshops' more accessible for those FCs that don't have an FC house i.e. make them an instance somewhere in a main city or something

This would all be fixed if they would just let people sell the titles to the plot on the AH. They can set it so that it could only be sold for the same price you buy the plot for. This way people safely get all there money back.
A lot of people wouldn’t mind selling a house if they knew they could just get on the AH and buy one back at a later date. with this timer thing going on no one is going to let a house go past the 45 days for fear they will never get another one. This is why there is tons of houses with only a rug in it.
