    Walled Estates

    Walled estates could be an instanced land plot. Unlike regular landplots they are surrounded by a walled garden (so no view unfortunately). They are accessable from a housing zone by talking to a NPC.

    Walled Estates come in all the plot sizes available for normal housing, however, Free Companies will be able to purchase two, larger, plot sizes called a Free Company Estates and Free Company Headquarters.

    A Free Company may only own one Free Company headquarters, but may own a free company estate in each town. In order to qualify for a Free Company Headquarters or Free Company Estate a free company may not own any regular housing plots.

    Along with the walled garden space, a Free Company Headquarters also comes with two special buildings, each replacing one wall along the garden. The first building contains an airship dock and workshop, where you can view your airship, customise it cosmetically and enter the airship interior. The second building serves as a internal dock and workshop for the company submersable.

    Why is there a need for a FC to have multiple estates and estate types? Why is a single instanced plot of land containing all of your listed features not enough?

    Why no view? If it's instanced you could give it an entire zone to view. Other than furniture placement and estate settings, everything else is client side. Give people a view! Just get some fae to help out the logistics of glamouring the wall out of sight if needed.

    Instancing yes! Multiple FC estates no reason for it. Could do a standard view for each zone or a outside garden view at the back of the house. I never understood their idea with apt, small, med and large houses. It all really boils down to luck clicking on that sign. Change apartments to instanced housing with a gardening area S/M/L.

    To act as 1) an incentive for them to give up housing plots in the housing zones and 2) allow them to establish (limited) services in the housing district of any area they have a strong presence/use for events.

    I know it's not a huge deal to teleport elsewhere but it's just a nice feature that doesn't do any real harm and helps with 1).

    So that people who have gone through the effort of getting a plot in a district don't feel like they have been screwed over? I was trying to go for the diplomatic middle ground and suggest walled estates should feel like they've been crammed into a high density area with little regard for the view.

    It's not like they would specifically restrict people with homes from transferring over to an instanced plot if they made such a thing. No one loses out, everyone just gets more choices.
