In June, houses will be available again and there will be like 95%+ empty lots. It's only packed because they didn't have demolition for a year. When houses get too full, they add more wards. You'll be fine on whatever server you plan to be on. But, just know that the first 2 months after the demolition timer is over and 5.0 releases, it will be very hectic. There will be a lot of lots available, but maybe not the one you want. Server hopping for a house might not work as intended.

The housing auto-demolition will be re-enabled with this upcoming maintenance, so you could wait for a bit to see how many houses are released. It should ease things at least a bit. Free transfers last for two weeks so there is some time to consider.

Also depends on if they find it worth changing servers for a chance at a medium/large and how full their server is. For example if a desirable lot becomes available on a full server and you don't already own a house then it's unlikely you'll get it (as other people will skip the timer and transfer into the house).

But that's an important thing to consider if they love their server (houses may become available soon).

The benefit of leaving is they can have a higher chance to obtain a size, in a position, in a ward type (shiro/mist/grid/goblet) they would like. Unlike if they stay it might be a bunch of goblet smalls as people used demolition as a way to move from there to a desired different ward / size.
