So I bought a Medium size house in Mist.. but find I don't use it often.. a room at my FC will actually be fine.. so since I don't wanna wait 45 days (will if I have too) and I don't wanna lose out by just relinquishing it.. if I try to relocate to a small plot from my medium will I get the difference in gil back?

No, the only way to get gil back is to wait for the auto-demolition.
Relocating will only give you a discount on the purchase.

You can obviously try to see if someone really wants your spot and if they're willing to pay for you to relinquish/relocate (as long as they have a house they can bypass the random timer by relocating straight to the plot).

If you're not using it, just wait 45 days and get 80% of the money back. That's the only way you can get money back without walking on edge of ToS.

While on the subject of demolition. When does the demolition timer show up in housing timers tab? I haven't been inside it for a few weeks but when I look at the timers it is just an empty tab.

Generally if you don't step in to your house for 45 days you will receive an email from SE stating it will be up for demolition (not sure but think it comes on day 43?). The Timer tab would also update to show you the remaining time left, so it could be you need to wait a bit longer if you intend to lose it

10 or 15 days prior to demo, I believe.

Thanks. I am waiting for my house to demo before I cancel my sub so was hoping I could coordinate the two dates.
