I was curious if it would be possible to make it so people entering normal residential's can use the new game furniture.

Or add a friend button to estate share settings. Just a thought.

Or add it as a variable like the message books.

Seconded. The promotional art showed friends playing the new arcade games together. I was very disappointed to learn that others can't play the games in my apartment.
