The timer should be less than a week when I'm looking for a house, and over a year when I have a house.

Yes please!
Although I feel 75 days would be preferable over 90
How about lowering it to 30 days, but changing it so you don't have to go inside the house, having an active sub is sufficient.
Agree with a lot of the people when saying auto-demolish should be shorter if anything.
There are many deserted plots just lying around not being used (or customised at all apart from buying the house and going inside it to avoid auto demolish timer) which makes wards feel unused.
The houses themselves would be better off with that FC that wants a place for its members to hang out as a group or the individual who wants to make the place look awesome.
Please do not extend it waiting 45 days just to get some gil back for a plot when you are looking to transfer servers is extremely annoying. I say it should be shorter.
If anything pls make it shorter. There are people who can actually benefit and would solve some of the housing issues.

I agree with the folks that housing demolition should be tied to the subscription such that 45 days after a lapse the house would be demolished. In fact it is primarily my Lavender Beds house that is keeping me subscribed while I await 4.3 to decide if I will stay or move to Elder Scrolls Online which I have been playing the most since their free trial last month. I will say housing isn't an issue with ESO as I am up to 4 apartments and a full house/garden that are more lively than my dead FF ward.
Amazing what people will whine about.
If you can't find 3 seconds in 45 days to go inside your house, you're not playing the game and don't need the house, period.
End of story.
I feel like, at least for people dealing with some RL issues, there needs to be some sort of way to put a house demo on hold, even if it's paying $5 or something (one time only though).
Perhaps the timer should be tied to a veteran award kind of thing. The longer you've been playing(and thus paying for) the game, the longer the timer is for your house to be demo'd.
I will say, I feel like demo timers should be different based on house size. The more in demand houses should have shorter timers, simply because they are such a scarce resource compared to all the smalls. If you want that personal mansion, you better be active enough to keep it.
It's not SE's problem or business what's happening in your RL. You ain't here, you don't deserve the house, sorry. And didn't SE give you something like a 90% refund on costs or somesuch? What more do you want (don't answer that, it's rhetorical)?
