I can't say I know anything about Goblet (besides maybe.. 20? small near the waterfall/pool is nice) but I do have preferences for the other 3. What I consider about lots are proximity to water, greenery/plantlife nearby, and the view. MB distance isn't important to me, since no lot is that far from a board.

    Shirogane -
    Smalls: 10/40, 14/44, 21/51, 27/57, 29/59 are all good.
Mediums: 1/31, 8/38, 15/45, and 28/58. Shiro's mediums are all good but not great, in my opinion. None particularly stand out.
Larges: 30/60 > 16/46 >>>>> 7/37: My FC house is plot 60 and my personal house is a plot 46 so I'm obviously biased here, but I can't see the appeal in 7/37 at all because it's backwards. I definitely prefer subdivisions for that nice sunset over the water.

    Lavender Beds -
Smalls: 29/59!! My original house was a 59 till I relocated, and if it was a medium or large I wouldn't have moved at all. Literally perfect lot, imo. 2/32, 4/34, and 9/39 are all good too.
Mediums: 11/41, of course, and 16/46 are both great. 30/60 is a passable second.
Larges: I actually... dislike all three of LB's larges. 28/58 isn't bad but 29/59 blocks the view so it's kinda meh. The other two I'm just not a fan.

    Mist -
Smalls: Pretty much every small in the 19-28/49-58 range is a solid lot, with special mention to the beachfront trio of 19/49, 20/50, and 21/51.
Mediums: 4/34, 6/36, 29/59, and 30/60 are all great. 1/31 was my favorite lot in the zone till the advent of freakishly tall special housing skins ruined the view. Mist has the best mediums by far, imo.
Larges: 5/35 >> 15/45 > 2/32. 5/35 is the only first class large lot in the game, which speaks for itself.

I'm surprised remote plots are so popular. Sure, it's pretty, but too boring without any people around imo. I went for lavender beds 5 (M) just to have neighbors.

Just like in real life! Some people prefer being away from busy areas and some love to live in the middle of it. It's good that there's different lots that appeal to different people.

Ahh true, I guess. IRL I'd also love to live away from people. But in game I need to show off my decorations

I'm gonna have to quote this for truth. I'm surprised at the amount of people that value privacy over almost anything else. Granted, I'm not judging anyone here, it's all a matter of preference, but for example, I'm in a ward where I seem to have all the privacy in the world because there's barely anyone around (seems like a ghost town at times), and it's really not cool when you have almost nobody to interact with or greet in the mornings. To me, part of the appeal of belonging to these neighbourhoods is the social interaction with their people, makes the whole thing more lively and interesting. If privacy was what made a plot more desirable, instanced housing would've been the true solution to housing, yet as far as I know, most people do not want that.

The ward system, with a few exceptions, will never be social places as the design doesn't allow it. If you compare the number houses per ward it guarantees that most of the time those visiting their house will be in a different ward. Adding more wards only exacerbates the situation. The only way to increase social activity is to direct all players into common areas that are independent of wards.

I own #46 in Lavender Beds and I love it. No neighboring houses, except far to the back, and I'm steps away from a Market Board, Aetherite and swimming by the waterfall.

25 (Medium) doesn't seem to be "ranked" as popular in the Goblet, but you get a decent view of the canyon. And the night sky view? There aren't words, it's simply beautiful. Pool's a short trip through a tunnel, as well. MB is basically right outside. I relocated there from a small in Lavender Beds mostly because a house was a house and it was better than nothing. But I don't regret it at all. I hope they make improvements to the Goblet eventually. The pool area was an amazing start.

While I cannot give a specific date on when personal housing will be implemented, I can say that prices will be completely separate from free company housing, and, naturally, far more affordable.
