Selling land

Hi i have a small plot i do not need in omega but can't give it up as i lose 3m it be nice of we can sell land back to the game for maby 60% of the land price

If you let the plot auto-demolish, you will get back 80% of the price you paid for the plot. That being said, it would be nice if people could get a little something back for “selling back” their land to the game rather than being forced to either lose it all, or wait out the 45-day timer for 80%.

House selling is likely already solved, unless people somehow crack the random timer that's now placed on all houses that are relinquished/reclaimed. Or if sellers can convince rubes to buy plots despite the fact that they can't guarantee they'll actually be able to purchase them.

For your initial point, there should absolutely be an option to immediately relinquish your plot and get the same amount of gil back that you would if the house was reclaimed. Not having that option just means that some houses will only be available 45 days later than they could be.

You can no longer flip houses unless you're selling to someone that doesn't understand the way the new timers work. The seller can in no way guarantee that the buyer will actually be able to purchase the plot the relinquish, since it won't be available for sale until a random timer finishes.

You also forgot that relocation isn't blocked by the RNG timer. Super easy for people with a house to relocate to "dream home" locations.

I think that, even if you could sell back properties to the game, people would have still flipped houses. Just out of pure greed. House flippers never sell the plot for what they paid, but for double or triple the price to make profit off of them.

Not sure I understand? Flipping happened because people were greedy not because it was a person who bought a house and got bored with it. Flipping is when someone deliberately buys a house in order to sell it for a huge markup on the original price, for example selling a small that cost less than 5mil for 100mil.

So if I'm understanding you correctly, you're suggesting that allowing people to get gil from SE for selling their house back would prevent people from selling their plot to other players. However, even if SE implements this (which I agree they should) it would not give enough gil back to satisfy flippers who are trying to make exorbitant amounts of gil in one go.

I personally don't think it was an issue if someone was selling their house to another player after they decided they couldn't or didn't want to keep it, provided they sold it for a reasonable price. For example, my friend's large house was about 45mil and someone offered him 100mil to buy it. He considered it but rejected the offer because he actually loves his house. When considering that 45mil of that cost is simply refunding him for the price he paid on the plot and the remaining amount is the actual gain... he isn't gaining all that much. Especially considering he owns plot 30 in Shirogane. However, buying a house with the intent to sell it for profit is the real issue and this suggestion wouldn't fix that at all.

Don't get me wrong though. I think this is a great suggestion and should be implemented.
