    How to kill house flippers easy

    I'm not sure why Se has not done this is so simple...

    1- Personal houses, When the land is relinquished. the plot dose not go back up for sale. Instead a timer starts at a random time between 1 -7days the plot then pops up forsale ..

    Since the seller can NOT guarantee the buyer the plot..there will be no buyers for the seller to sell to.

    2- FC's you may only lead or create 1 fc every 60 days per account.

    Make this so even if theres 2 members in the fc and the 2nd one ran a fc 2 weeks ago if the leader leaves the fc gets destroyed and not put in the hands of someone who has ran a fc..This would only effect flippers trying to bypass the system.Since normaly there will be more then 2 ppl or the 2nd person wouldn't of ran a fc within the time

    with Fc's you have to make it per account of they just will sell one and make another on a alt. or if its 1 per server sellers will just flip servers..so has to be per account

    And flippers are a thing of the past

    It also stops you from being able to convert a personal house into an FC house or from gifting a house to another player (when you transfer to move (previously demolish), they can no longer grab it when it's available).

    The bold i always thought should be a option in the housing menu its self..a one time option to turn a personal into a fc.......not the other way around. As for gifting to friends guess they have to wait the timer out and thank the greedy house flippers

    I would suggest the option to convert your house to FC house or gift it to your friend, with a counter.

    How many players give their house to a friend, buy another one and give it away to a second friend? I say if you do this more than twice in 3 months and it might be worth looking into.

    They should abolish the Market Board while they're at it. It makes me so angry when supply and demand meet. Buyer getting something they want, seller getting compensation for it, it's just so Orwellian.

    Even simpler... just stop letting people relinquish land except for autodemolition... nobody will give that much Gil for a house and then have to wait 45 days and hope they will be online when it goes live for sale... choke off the demand side and supply will crash quickly after

    There are a few issues with this. Such as server transfers. You want them to be able to relinquish their house.

    How about, when a house is relinquished and bought both players in question have thier gil transactions for the past X amount of time looked into. If a large amount is transferred from the new owner to the old owner by any means then both accounts are temp banned, new owner loses the house, and old owner loses all the new gil. In other words. the GMs could ACTUALLY do their jobs by upholding the ToS and there is a gil sink that is worth a damn.

    When I let my first mansion reclaim because I wanted to change wards I happened to see someone in pf who was looking for a mansion in that ward for their fc. I sent them a tell with the date the reclaim was supposed to happen, put them on my friends list then kept them up to date with exact time and date the reclaim was supposed to release my house. They waited 5 weeks but was able to be standing in front of my house when it went open and got it without having to pay anything other than the actual cost.

    People will wait and if your going to let reclaim do its thing, but not at a cost. and the nice to do is offer it to someone who needs it instead of letting a flipper watching the wards get it.

    Just be sure to at least say thanks, something I never got and it felt like a big middle finger.

    Regardless, I will do the same thing again if I ever let a house reclaim.

    Important Edit: One final thing. Took me 8 months to find a mansion in Mist after mine reclaimed. Since I would not pay flippers I had to wait until I one reclaimed. Small and Med houses, however, reclaimed regularly with at least 1 small a day and 1 med a week on average. So if you want a small-med house my suggestion is to camp the ward you want instead of paying flippers. They reclaim at the top of the hour but you need to be quick because the flippers are racing to get them too. But the more people who just camp wards instead of paying flippers the less the flippers will have to resell.

    I really think they should have a Gm assined to the reddit post lol follow each house listed if the house switchs owners check gil transactions n ban both..just like the 1.1 billion for the plot 30. pera bann sellers temp ban buyers
