Remember whatever number of new wards works for small and medium servers needs to be done to an even higher degree for higher population servers.

We have 2880 houses per server now.

According to census data Balmung (which I am going to use as an example since I live there) has about 22000 active characters, unless I am mis-remembering.

They would need to increase the number of wards by about eight, to a total of 96 wards per area, to ensure each active character has a house.

Now obviously not every active character wants or can afford a house, and a lot are more than happy to just be a tenant- in fact in my, admittedly limited, experience the vast majority of homeowners 'couple up'.

You could probably cut it down to 80 wards and be safe, with everyone who is interested and able to afford housing (including FCs) able to get one. By the time 5.0 launches if it included another new housing area that would provide for the rest of them and then some, in case the transfer embargo is ever lifted.

Now everyone, laugh with me because we all know this isn't going to happen. Looking forward to seeing this same problem again on all the large pop servers come 4.2.

Note: I share a house with my wife, so my horses in this race are tired and few, but it sure would be nice to have a place of residence where our other characters live who aren't paired off.

It would also help if they would limit the number of houses per server not per char (one per server for each account) and making that house rights account wide and char only. That would also reduce the number of necessary wards and make it for house sellers and external site witch selling plots mutch more difficult. I saw yersterday when i search for info about houses on google within the first 5 entries one site witch selled plots for rl or absurd ingame money. But as long square dont fix this only adding more wards dont will fix the problem. As mutch as i like ff14 but it has the worst housing system i have seen in any mmo. I cant realy understand why Square is not able to handle something that even F2P MMOs can do a lot better.

Also every FC should be able to own just one house and this house should be bound to the guild ldr. So basicly everyone could own on every server 1 house for his chars and if his char is ldr of a FC he could buy an addional house plot for his FC. I think this would be the most fair solution for everyone and all the people that have exploitet and abused the system in the past should only pe able to keep the biggest spot they own and everything esle should be demolished and made availble for purchause.

Edit: Also player house shouldnt be demolished after a fixed period of time. It is highly demotivating and frustrating if you take a break from the game (lets say 3 months) and after you come back your house and with it tons of money and time you spend for decorating and buying stuff is gone. No other MMO i tryed in the past (and it where dozens) had sutch a ridicilus and demotivating system, if you are not a player that spends every month in this game you think twice about buying something that you can lose so easly.

I also agree that a lottery system isn't ideal, and I'd rather see a solution that isn't a lottery system. My point was just that it would be pretty much the same as what we have now, in terms of being based entirely on luck; I guess it was more in response to people who have been saying that the current method of getting a house isn't based on luck and is instead based on 'hard work and dedication' (when luck is pretty much what it comes down to- you can put hard work and dedication into getting the gil for the house, sure, but actually getting the house is down to not getting stuck in the queue and hit with server errors).

So I actually agree with what you're saying, haha. Sorry that wasn't clearer (re. a lottery system and not a system where you can apply for houses in advance). I do think it would be less stressful as far as not having to worry about queues/server errors/lag goes, though... even though it would essentially be the same otherwise. But ideally I'd still rather not see a luck-based system.

As someone who was trying to get plot 30 with about 5 other FC mates it bummed us out that they were all gone within a minute or so. The worst part about it is we split our FC cash so we would all buy the house regardless of who loaded first. Guess what we did when they were sold out? We bought personal houses to make us feel better about not getting the plot. I could talk to the guys and get 5 house plots freed up in exchange for a single plot 30/60. If they implemented some kind of trade in multiple plots to guarantee an exact plot in a future ward that could work wonders. I know it might not sound great to reward FC's that already multiple plots with a plot 30 but I think its better than any lottery system anyone can come up with. Even plot 8/38 would work well. Just throwing my thoughts out there.

I'm glad it's getting addressed one way or another. My humble Shiro plot 23 isn't a 30 but I love it.

One way to curb the housing shortage would be to allow people to have different size apartments. Since they're all instanced anyways, what's the problem with offering, say a penthouse for 10 mil or so? Also, each apartment needs to have a "balcony" where you can place a small amount of outdoor furnishings and gardens. You can also put in communal courtyards that have chocobo stables, a marketboard and maybe even a small swimming pool. This allows players the ability to customize their apartments more and have access to gardening as well, while also giving us some sense of community. You can make it all instanced so you don't have to worry about object limits like in a housing ward.
I commented earlier about similar they could open up a quest line you start and pay Gil/materials to upgrade the apartment.

Thanks for the quick response, but might I also suggest an update that would help with congestion? I understand that players with alts may not be the majority of players; however, those of us that do have alts, wants a house for them as well. So my suggestion is this, make housing limited to one per account per server BUT allow alts access to the house purchased by a player. For example, I have a house in my main, Minx, but my alt Shea can't access the house outside the "public" settings, so when I play her, outside the FC house, I can't place my housing items or use my armoire. This would also allow openings in plots where players were able to purchase multiple houses but on different characters. When implemented place the items removed from demolishing the extra houses on accounts should go into storage and be accessible by any character on that account. What say you, Yoshi?

Also limiting housing to 1 per account may help.

this! I've been waiting for Ishgard housing patiently for awhile now. Even before SB was even announced. To have a house in the snowing mountains would be excellent. One of the skins you could craft might be a log cabin type exterior, as well. You could definitely make a warm household.

I believe when housing was originally released, purchases were limited to Free Companies only. Please reinstate this policy. On Behemoth, there are only approximately 115 free company houses in Shirogane out of the total 720 plots.

There are many free companies that simply do not have the chance to own a house let alone relocate to Shirogane. Please take this into consideration.

    Thanks Yoshi-P.

Adding more wards will not resolve the issue and it will be again stressful for both the players and your servers because it will end in another rush for people to get a house.
Like a lot already mentionned here I think instancied housing would be the best to go to allow every player to get a house and to kill the blackmarket of people buying several houses in order to resell them for ridiculous and insane high prices.
If not 1 personal and 1 FC house per account of course !

And please think about this too => Why not make all plots the same size and allow people to upgrade the house size without moving ?
Upgrading the size of your house could be done by buying expension permit in gils (NOT MOGSTATION) like the housing permit to buid the house.
It would be fair for everyone and will let the chance to have the house we want without having to fight for a medium/large house or having moving feature failures too dependant of the traffic server.
