Honestly, I think the demo timer should be tied to an active subscription. If you're willing to pay $14 a month, you should be able to keep your house regardless of whether you're able to log in. I wouldn't even be opposed to extending it to a three month subscription period to allow people breaks in-between patches.

demo timer's aren't in most games for housing. so it's not a good band-aid fix to the main issues. people should be able to take a break or if life arises without losing your hard earned home.
honestly you don't need more than 1 FC and Personal per server. anything else is greed or for alterior purposes like flipping.
most people lie that they want to decorate multiple homes? i've seen the effort gone into that and it's embarrassing. put some real effort into your main home and FC property properly and make it shine. stop cutting corners and using generic vendor housing items and think what you are doing is good to warrant how many houses? it's time to start with truth

The problem with this is it enables players who have decided to play on another character to keep a home on a character they no longer use. Well the current one still does but at least it encourages you to play that character to keep their house.
I think the demo timer should be increased to 90 days as it is rare for a player who intends on playing frequently to be unable to log in for 90 days. 45 days makes things difficult if you have to go on a work trip, move house or are unlucky enough that your gaming machine dies. I actually know two people who gave their login details to friends to enter their houses because they were unable to due to moving house.
I would settle for some sort mechanic that would extend the demolition timer, but with limited charges per year to prevent it from being abused. Like maybe a check-box you click in the mogstation to extend the timer to 90 days. Having it accessible through the mogstation makes it possible for players who don't have access to a gaming machine to still extend the timer.

I was thinking about this, and if houses were restricted to only one personal house per server per account... would we even need a demo timer?I think the demo timer should be increased to 90 days as it is rare for a player who intends on playing frequently to be unable to log in for 90 days. 45 days makes things difficult if you have to go on a work trip, move house or are unlucky enough that your gaming machine dies. Yes you would because the next complaint would be my neighbor john doe quit the game a year ago yet he still is holding up that house next to me cause theres no demo timer.there has to be some timer for people who leave the game and have houses

So what about changing the demo timer on the personal house so it is invoked if the sub lapse, but removed when the sub goes active again?
FC demo timers should remain unchanged, tho.
This might work but id say at lest have a 30 grace period.then give another 30 days and the house gets demoed that would raise the demo timer to 60 days, but once the 30 day grace period ends a email is sent to you giving you 30 days to renew.
