    Owning a house really should be more of a commitment then just a one-time fee and entering it once a month.

    By that, I mean there should be a rent of some sorts so people actually have to work a little to keep the house if they aren't going to bother adding more wards.

    In every auction system ever, it will all boil down to the "last minute rush", which will be no better then the rush we just had with Shirogane. In fact it'll cause an absolute amount of drama when Jonny thinks he's got the house, but in literally the last second Timmy outbids and wins. Ranked PvP is the same way really. It's all about that "last minute rush"

    Actually it does solve the issue effectively.
    Oh, just adding one or two extra wards will not help much, but if they added ten times as many wards as we have today (120 wards instead of 12) it would go a very long way of making sure that everyone would be able to get a house - and hopefully deprive the house sellers of a market.


    As for the idea of instanced housing I am not sure it will help much - each ward is already an instance, and if they cannot add extra wards I do not see why it would be any easier to add lots of small instances for each house.
    Oh, and if instanced housing is created then everybody need to be able to visit the house instance, not just friends. Else a great many roleplayers will be most unhappy since they will no longer be able to host events in their houses.

    Nobody wants to take away the wards. They just want them to stop adding them.

    You can keep the neighbourhood feel that 99% of the playerbase don't care about (psst, people just want a house, the majority don't care about the "community" thing that really doesn't occur outside of a ward or two) or don't even want it. I know that I don't, I'd love to have a single, instanced, little plot away from the people jumping through my garden or pestering me and the people I actually invited over - as well as not having to see their gaudy and stupid Carby or Paissa or Choco houses... them things ruin the scenery so much.

    In the ideal instanced setup, you can still visit houses, just like selecting from a list of the apartments, etc.

    Besides, advocacy of an utterly broken system just because it "looks good" is exactly what led to this mess. It's all flash and no function.

    Just add more and split the wards. Instead of a mixed bag, have only FC wards and only personal home wards.

    I don't want instanced housing. Some of the best social stuff in the game has been hanging out in Mists and meeting my neighbors when we're all hanging out in our yards and the market boards nearby. At one point before HW dropped I built a train in our yard, and it wasn't unusual to warp to the house to see random people hanging out on it. Instanced housing would remove this sort of interaction. NO ONE is going randomly into your instanced housing #239589 to see shit, definitely not with any regularity, where you might develop neighborly attachments.

    IMO, the housing should be remodeled like this:
    - delete all apartment while refunding anyone who bought one and store their item to the NPC. They are pretty much useless since you can't have a garden.
    - use that memory for new wards.
    - make ward housing for single player only, limited to one house per ACCOUNT (yes, even cross server.)
    - create an instanced FC HQ that an FC can buy for the price of a big house, this way every FC can have a "big house" with workshop and gardening, while leaving plot for players.

    Instanced housing won't solve anything. It will only create more problems. Why do you think no one likes apartments? Because they are instanced and non-social. The big draw for most people, myself included, is the neighborhood atmosphere of the housing wards. They need to figure out some other solution other than instancing. I think it's a bad idea.

    I thought no one liked apartments because they were only the size of an FC room, and had no garden access? Heck I mainly use mine as a cheap teleport to marketboard right now.
