Apologies. I'm new to housing and thought players were able to sell their land. I'm not looking to break any ula so I'm off to look up some guides on how this actually works >.>' sorry again.

Selling your house is against the ToS because you are not actually selling anything. You are accepting a bribe to demolish your house and there is no guarantee that the buyer will be able to purchase the house because after demolish, anyone can buy it, not just the buyer. Yes, it happens every day but if you get caught by a GM, you will receive a punishment, usually forfeiture of the transaction proceeds and a game suspension.

All that being said, just look in your party finder to see what sale prices are going for on your server. Selling is a viable option only if all the plots on your server have been purchased.
On high population servers like mine (Gilgamesh), the demolition prices usually range:
Small: 20-40 mil
Medium: 70-100 mil
Large: 150+ mil

Please note I have not checked the prices recently but you get the idea. Demolish bribe pricing is easily 4 times the actual purchase price.

The other option would to have FC master lock everyone out of the house, and have no one enter it for 45 days. This will result in the auto-demolition of the house and will then return 80% of purchase price for the house the FC.

Nope doesn't work that way, there not listing option. What happens is Person B gives person A money then person A destroys the house and releases the land which then person B then has to buy the land from the system on top of the money (bribe) that they gave person A. So person A is really not selling anything and just accepting a bribe to give up house like other person said.
