Hey all I'm new to ARR so I don't exactly know how housing works asides from the fact that homes are ungodly expensive.
Is there anything I should be on the look out for and or things I should keep in mind?

- You need current max Grand Company Rank to buy a house or FC house chamber
- When someone "sells" a plot (which is actually forbidden) you pay for him leaving you still will have to pay the free for actually getting the piece of land
- You will need to buy a permission to build a house
- If a house not built or entered within 45 days the plot will be auto relinquished
- Furnishing is a lot stuff to go through
- Depending on server it may be really hard to get a plot but I think they plan to add appartements in upcoming patches (they plan a lot though) or you can join a FC and buy a chamber in the house for 300k

Expensive is relative. First off like Werhusky said, get to lvl 50 and max rank in your GC. You can blaze through that if that is your primary goal but you won't have enough gil to do anything at the end of that. Get a gathering job going and start mining or botanizing, then hire both your retainers and set them to also be gathering. Grab crystal shards at first as those both sell well and will also be needed if you decide to craft, which is a very good idea since you will probably want to make own furniture. In all reality you should be able to do it in a couple months if you play religiously 3-4 hrs a day (this is an estimate). Not sure how populated your server is but there might not be any plots available now. That may change in the next few months so get busy!
Went back through forum rules due to people making me question myself on them, so I guess I'm bringing this thread back alive because the forum rules say to do just this, hoping for answers due to nobody really answering me on this before when I asked, only going to be more specific this time, I can assume some of these answers but it doesn't mean my assumptions are right.
1. How many houses can a fc or individual own at 1 time?
2. What does the red names & green names mean on the ward lists?
3. If a fc decides to upgrade to bigger house as it stands currently they would have to relinquish rights, wait 45 days being homeless so to speak before they can even purchase?
4. How many people can you share a house with?
5. Can you claim housing items without actually owning a house, without them sitting in inventory, or retainers space?
6. Let's say hypothetically you own a medium house with the furnishings set limit of being 200 (I think)does that mean if own 300 furnishing you can only display 200 or will it just not let you claim more than 200?
7. I know their adding apartments in the next patch but tbh I'm not interested in that, is there a set time frame to add more wards, or more locations or is it just if they feel it's needed? In other words how much longer do we have until they add more?
I'm sure I'll have more questions later this is just off the top of my head, & depending what the answers are depends on if I have further questions/suggestions. I know some will try to be helpful suggesting (and please do not take offense to this its not intended that way) to get a friend to share a house with, join a fc that already has housing, purchase estate room, etc. I've already heard all these answers I want to weigh out my options, so straight answers are the most appreciated.
Each character can own one FC house AND one personal house. So potentially a service account with 8 characters on the same world could own 16 houses (8 of each type), if all of them meet the relevant requirements.
Green house is open/can walk inside, red it's locked, the public can't enter.
Not entirely true. If they want to get 80% of the money back then yes they have to wait 45 days. If they don't want the money back they can relinquish straight away.
A personal home, 3 extra tenants, but they don't reset the demolition timer, only the owner entering the house will do that.
An FC home, as many as the FC can hold (512 I believe)
Edit: An FC home also has considerably more advanced permissions system, the personal homes only have three options, use garden, use orchestrion, arrange furniture (someone with none of those permissions only has accept to the teleport/house entry)
No, housing items are still items, they need to be stored somewhere like all normal items (inventory, company chest, retainer).
You can own more, you just can't place them inside the house. I think I understand your previous question better now, houses are like a form of inventory, they have limited "spaces" (inside and outside) and you can only place as many as the size of the house you are in. Trying to place (move from you inventory into the "houses" inventory) more than you can results in an error message.
There hasn't been any information on any additional wards and since it took approximately 18 months for these wards (from memory since last wards?), I feel fairly confident in saying it'll probably be at least another year before we see more. However I don't work for SE so hopefully I'm wrong!

Nope sorry, no way to tell. We don't see any countdown as to when, it's either available or it's not. Gotta keep checking it. Housing demolition turns back on next week on the 19th July, so probably 45 days after that houses will start appearing again.
I believe September 2nd is 45 days, so start looking then!
Mornings are typically best. I usually log on around 6am MDT, and as I recall, that's when I typically saw new empty plots that have sprung up. If you're gunning for a cottage, try to have 3,750,000 saved up, that way you have no limitations on the plots. You never know which one will pop and 3,750,000 is the most expensive. There's nothing more disheartening than seeing a plot pop up that you can't afford, so grind out that gil.
Sorry, but that's not actually right. It doesn't matter how many people have land purchase privileges, each FC is still restricted to one house only.
What you have probably seen is what looks like an FC owning multiple houses on the house listing page, but in fact they are all completely seperate FCs (that were each ranked up to level 6) and they all have the same short tag. The actual name of the FC has to be unique, but the short tag doesn't so it looks like one FC has multiple houses, but if you click on each to see the details, you'll see each actually has a different full name because they are different companies.
