So I started looking for a small house for my FC on diabolos small lot is about 4.75mil but the owners are charging a "fee" for the sale of them what is a fair price to offer them?

Yes a GM will issue you a infraction on your account if they become aware it, to the seller I know for sure been plenty of posts about that not sure about the buyer but if you only looking for a small I would wait till 3.3 when they add more housing plots.

At the moment the automated housing reclamation system is turned off so unless someone demolishes their house on purpose, you're not likely to find one. There was a two week halt due to recent earthquakes that is just about up. No word has been given if that time is going to be extended or not. When it is reactivated though, keep an eye on the ward AND subward listings (a total of 16 wards for each of the goblet, lavender beds and mist) for a white price tag next to a house number. That means it's available and you need to scurry over quick if you want it. Remember that for subwards you'll be teleported to the main ward and you'll have to use the aetheryte crystal located in the ward to teleport to the subward. There's no set time when the houses are released each day so keep checking. Best of luck finding a house!

Set your alarm for the servers coming up in 3.3 Scout the zone you want and the plot. Park yourself in the housing ward at the guy who lets you swap wards. Memorize the aetherite locations of the houses you'd like to have. Also log out on ninja for the running speed increase.
