Obviously you dont own a house. Land value and refundable items are "cheap" in comparison to the non-refundable items that are lost when removed, a small sample is just the new house skin got from workshops those are same or twice the land plot full price. And some of us have been lucky to buy the house in discounted price (at least in non crowd servers). Other rare-items are also expensive wich are simply lost. So the refunding of the land in most cases not gonna cover the over 20% of the full investment in house items.



Also 45 days is short time to loose that investment if you are doing the game payments of 90 days, the time should be depending on your suscription cycle type. 45 days is fine for 1month subscription, but for longer subscription times it should be the subscription expire time+7 or 15 days.
