Have a dedicated focus and stick to it. So many fc's want it all and strive for an everything approach but that always stretches people too thin and nobody is happy.



As other people have said, don't get downhearted if people leave. Just let them be and keep recruiting! Also don't be surprised if people join and become inactive or never even log in again. Make sure you set a limit of how many days a person should be inactive for before kicking them so your FC isn't full of inactive players.
Make sure you have FC chest settings applied so nobody can ninja your gil or items.
Help people and be talkative! You don't have to speak all of the time but people are more likely to stay if you communicate with them and make them feel welcome. Say hello to members when they log in and offer help if they need it. Also tell members they are free to invite others, you may even get more members.
On the contrary, have your rules set and stick to them. If you're running a serious guild sometimes you will have to make decisions not everyone will like. Remember that you can't please everyone.

My only concern that hasn't already been mentioned (Obysuca covered just about everything lol) is that you've been through a million FCs already.
Why is that? I'm not asking for my personal curiosity (I hear it kills Miqo'te), but your new FCs sake. There must have been some reason to go in and out of different FCs. I find people leave FCs for two main reasons. Boredom because everyone was super inactive, or drama. If it's always been drama in your case, you may need to be prepared for that. If your reason to wanting your own FC is to simply give people the boot when some drama fight happens, I would implore you to reconsider a dictatorship. If you're just going to be that guy who kicks out anyone he disagrees with, others won't want to stick around.
