    [Suggestion] Housing Market

    Idea:
    Create a Market for selling a houses

    Summery:
    Implement a feature that allows players to place their house up for sale for so that another person can purchase it.

    Reasons:
    Prevent scams & misunderstandings
    Alter the economy
    Allow housing content to reach more players
    Social benefits

    How:
    • Add a realtor NPC to each ward and outside the main entry to the wards.
    • The realtor NPC keeps track of all postings for housing in the residential area.
    • You can post your house or FC House for sale by speaking with the realtor
    • When posting there is a price limit (1.5x the value of the plot in 1st class econ)
    • When the plot is sold you earn the posting price minus tax and realtor fees totaling 30%
    • When buying you can offer lower then the current listing or higher (up to price limit)
    • The property will sell to the highest bidder 3 days after last bid (No new bids for 3 days)
    • Should the seller choose to sell early they can accept a bid at any time, though only the highest bid will be visible.
    • A buy out price can be posted.
    • After a house is purchased items can be retrieved in the same way items from FC rooms are.

    Posting will include:
    1. Location
    2. Price
    3. Size
    4. Posters Name
    5. Posters Free Company

    Why:
    Currently there is a limited number of house lots available and the fastest to sell are the smaller ones. The small houses sell really fast and are typically used by individuals. To get a small house some individuals have taken to buying them from other users even from people they don't know. This can lead to scams as the person selling the plot has no in game enforcement to the agreement and is not safe.

    The system deducts a tax to ensure that gil circulates properly to decrease inflation. The total gil in game may go up after this is implemented but I believe this will result in more buying and selling of houses. Because the housing permit doesn't work for different sizes, fees applied to the sale, and new items would be purchased to furnish a new house, this system can be used to regulate the economy. Players who are looking to move closer to their new guild or to a friend would be happy to spend a little extra to get a house where they need it.

    I agree with that. Or post somewhere in the cities which houses are available for purchase like a realtor in each city.

    This would solve so much of the current housing problem. Right now the fact that you have to buy relinquishment as well as the plot causes the actual cost of purchase to be hugely disproportionate to the value a person receives. Also there's too much good-faith involved in buying homes. Which makes it risky considering the huge amount of gil involved.

    It would also be nice if you could buy the house as it is, including its contents, so all the furniture people have put in their homes doesn't just vanish. Sellers would be able to use the value of the house's contents as a selling point, too.

    An all around excellent idea.

    One problem that would or could make it unfair. Sellers friend want to buy the house, offers up one more gil than the last bid, seller accepts it. Or a couple people just stage a sell and no one but them ever see's it. Or it gets exchanged for really cheap and the sell it really high to someone who really wants to buy it. It could add funds to the gill sellers in a way.

    The price limit sounds like a nice idea, but people will find ways to get around it. You won't find many people selling houses on high demand worlds for a maximum of 5% more than they originally paid for it (after the 30% tax/fees). Anything implemented to avoid abuse makes the system more complicated and more open to abuse.

    I propose a bidding system like the scam "bidding" websites that charge per bid. Judy got a brand new current generation iPad for $34.39 Judy bid 983 times for 25 cents per bid, and several other people paid for thousands of other bids and got nothing.

    Let me start by saying, I generally support this idea because it will help with the housing shortages being experienced on several servers.

    1.5x is just to small, the fixed furniture costs within a house can easily outstrip the land purchase price.
    Fixed Furniture - are the non-removable furniture items.

    Taxation is much too high, as you have then limited profit to a maximum of just 20% (assuming 1.5x max price).
    20% for an empty plot, negative returns after fixed furniture has been accounted for.
    I would think about 10% would be accurate, realtor fees are typically 5%.

    Only the last one really matters. The seller sets the price and the buyer pays it. More like the Market Board.

    No matter what they would or wouldnt agree to...we need something asap.

    I dont think housing should have been implemented without a way to resell in the first place, very short sighted.

    I hope they add a fair and safe way to do so in the near future for both buyer and seller.

    I agree with many of you and appreciate the feed back and support for the idea.

    Most of my idea's "how" section are negotiable. A bidding system doesn't have to be in place neither does a tax. I believe a bidding and a tax system will increase the viability of the system by creating a negative gil flow. Any system that allows users to sell a house will create positive gill adding to inflation. Something in the process has to be used to create a negative flow to maintain balance. Currently surrendering a house creates a 100%+ gil flow as some items can not be removed and there is no refund on the property. The property then is automatically posted at its highest price creating further negative gil. This negative gil is an important part of a game system, with out it prices on the market board keep going up.

    I know my idea isn't perfect. Please help me help SE make this system happen. We have to give them something that can work for player and work for the game economy.
