    How does (guild) housing work?

    Hi everyone!

    I've played FFXIV during release... now I'm back and I feel a bit lost. I've quitted the game before the housing zones were introduced, so I'd like to know how everything works. As far as I read it's currently not possible to buy any guild houses and it's only possible to buy a whole guild + their housing spot. Could someone please explain why it's not possible to buy a house without an empty guild? This confuses me bit

    Hello it is not possible because there are only a few housing spots for whole servers so all the spots are taken.

    I'm not exactly sure where you're getting this information. It's really easy to buy housing, provided there's land available.

    If you want a house, it really is as simple as this Housing Guide. You can buy it by yourself or with a guild. It's just easier with a guild because of the enormous sums of money involved.

    1. Buy the Land (a lot of $)
    2. Build the House (also costs $)
    3. Furnish your house (a lot of time and $)

    The advice you're receiving seems to be assuming you won't be able to find a vacant land plot. Thus, it is telling you to 'buy' yourself in to a guild with housing, pay off all the guild members to become the fcmaster and then kick them out to get their land and house. In a nice way.

    While there may be players willing to do this, it really does sound like a scam to me. There's no way to safely give them the gil and count on them to make you fcmaster. If you're really doing this, consider first joining the FC and meeting the members in a mumble or some other VOIP if you can and get a good feel for how trustworthy you think they are. As an alternative, consider saving money for now and waiting until SE release more land plots. It's definitely safer, although it may take a while for them to get around to it.

    btw, be certain the house is actually owned by a FC and not an individual. You cannot sell houses to other players, and the only way to transfer 'ownership' is if the house is a FC house and both are FC members. If an individual sells you a house, they are selling you the 'CHANCE to buy the land' first (with a very good warning of when it becomes available on the market), not the house or the land. The house is destroyed and you have to pay the full price (value of land when it was purchased) to the npc to buy it. FCs let you transfer ownership rights to a designated FC member, and that member can obtain all the rights of an owner.

    If there are open housing plots available on your server, then you just buy them directly from the game and not from other players. (This is the only way SE intended for housing to be bought.) For an FC house, your FC needs to be at least rank 6. For a personal house, you need to be at least level 50 and a Second Lieutenant in your Grand Company. The plot itself will cost several million, and then you'll still need to pay for putting a house on it. (You can't do anything else with the plot --not even outdoor furnishings-- until you put a house on it.)

    If your server has run out of housing plots, players have come up with workarounds for that, one of which is the buying of an FC that you've heard about. As others have mentioned, there are problems with that, the biggest of which is that your chances of actually finding a reputable FC willing to sell you their Company (and with it their house) are pretty slim.

    The other workaround is to pay off someone to abandon their house so that it goes back on the market and you can buy it from there. This tends to be an expensive workaround, since you'll probably need several million gil just to pay them for abandoning it, and then you need another several million to actually buy it yourself. (You also have to make sure you meet the other requirements to be able to purchase a house.) Also, since relinquishing a house wasn't intended to be a tradeable action, you have to just trust that when you give them the gil, they'll follow through on the bargain and relinquish the plot like they said they would.

    This wiki has a listing of the starting prices for housing plots (assuming there are any available to buy).

    I have an addon question here. I've noticed that inside my FC's house I am able to purchase a private room for 400K gil. Is this effectively my own apartment or something else entirely?

    FCs allow their members to buy a private room. This is an instanced space about the same size as a room at the inn, or about the same size as a single floor of a small house. So yes, it is an apartment.

    You have complete authority of how you can customize this room, including furniture, flooring, walls, and lights. You can also make the room public and allow fc members or friends to visit.

    If you leave the FC, or are kicked out, you lose the room and all furniture in it must be retrieved from the housing npc in the residential proper. You do not get a refund for the 400k you spent to buy the room, however you do get your furniture. Just be sure you have enough inventory room to carry it.
