What about unplanned absences? There are a plethora of things that can come up. Even then, I am one of these people that spent over 50m for a plot, that I saved up for over a six month period. I stared at the marketboard for hours. Are you saying all of that work and dedication is invalidated because of having to step away for a month or two or even five or six? There were plenty of people that could have worked harder than me and earned gil faster than me and bought out the plot if it was really a priority to them. It was very much a priority to me.
Also, vouchers do not work in this situation, if they are just for another plot. Then in that case if you return /you/ have to try to get another house from someone who was inactive. Which could lock you out for months or years.
THE SOLUTION HERE IS TO BUY MORE SERVERS FOR MORE WARDS. Or even dynamic wards.
Other games can do it. Even much older games can do it. FFXIV can do it.
The reason I differentiate between the two is because one could argue a house stands as a permanent vanity feature. After all, you don't need to be active to show off your beautifully designed (or not) house. What does an empty plot do for you? You can't even place a stable or gardens on it.
And frankly, because the plot is more expensive, if you can afford the land, you can afford to build the house.
I think SE needs to focus on how to meet the demand of players for housing. For people to want the plot of inactive players to be taken away is stupid; it makes sense, of course, but it shouldn't have to come to that. A paying player should be guaranteed a plot of land if they have enough gil for it and want one.
I made a Huge QQ thread about this after housing was introduced, SE had said something about taking away FC houses from ppl who were inactive... Blah Blah Blah. I didn't find it fair to spend all that money at the time and to lose my house, if for some reason I was unable to play. 2.3 rolls around and I had some IRL stuff happen and I couldn't play. I own a small FC, people were quitting and there was just a few of us left. Well 6 months go by and things in my life are better and I was able to start playing again right before patch 2.5. Luckily my FC house was still there (thought it would have been gone) and my leadership passed to one of my alts and not one of the inactive players in my FC.
I get 6 months was a long time, I really did think the house would have been gone. But thankfully it wasn't. As I said back then, if SE needs to free up space for active FC's, They could remove the house, but issue the FC leader a Voucher or Land Deed for the same size land/house. You would lose all Furnishings, but at least you can get a house. But I would say after 90 days after inactivity, no less.
The initial announcement of 35 days was really stupid, but I'd be mostly okay with 95 days. 185 would be great, and I couldn't possibly ask for more. I do think there should be a point where you lose it. I think not playing for 6 months is a pretty clear point where you probably don't even care, and quite possibly have quit the game.
I think the simple and best solution would be to force you off the plot. When you leave a plot, you lose the money. But! If you are forced off due to inactivity for months, meaning not logging in at all, for say 3 months or more, then you would be forced off the plot if there and you would get the money back in the mail. But, the part I have no idea to account for would be the items if someone was furnishing it. Maybe they should keep it if they were?
I think a forced auction after a lengthy period of inactivity is a good system, and the sales proceeds are credited to the player's account so they are not out of pocket. Have the starting bid at the base value of that plot, since for small plots people are willing to pay a lot more and the increased value reflects inflation.
Really just being able to sell houses directly would reduce a lot of demand in general, there are a lot of virtually dead FCs that own prime real estate and their surviving members would probably like money more than the house.
