Two questions: Buying a house from a player/Are new wards being added in 2.45?

Hate to bother anyone with this question, but before I drop a good amount of gil on a house... I need these questions answered if anyone has the information.

Will 2.45 be adding any new housing wards at all? If not....

Say I want to buy a house from an individual (not an individual who owns an FC and would just transfer ownership to me if I bought the house.) How exactly can this be done? I've seen advertisements up in PF, but usually I find them when the people seem to be AFK. How exactly does it work for someone to just sell their house to another player? Can they transfer ownership over? Or do they relinquish the house back to the system and you not only are paying the player, but having to purchase the land/housing permit as if it were new? So in short paying double? Just confused and would love these queries of mine answered. Thanks in advance to anyone who can.

You pay double, to put it in the terms you used. If they are kind they will tear the house down first and give the recovered permit to you.

If they own the house as a player not an FC they would relinquish the property so that you could buy that same property

If they own an FC with a house, They would add you to the FC and promote you to leader and the house would be yours.


As of new properties coming in patch 2.45 I'm not sure. Although Yoshi P did say that new wards would be coming per patch. If they don't arrive in 2.45 they will be arriving most likely in 2.5

I don't think there's been any info if they will be adding more wards in 2.45. AFAIK, all we've heard is that they're content with the current supply of housing and will be monitoring the situation, which leads me to believe that we won't see more wards yet.

Pretty sure you can't trade off a personal house like you would be able to switch leaders in a group. Unless I'm mistaken on it, the only way to do that is to just come to some sort of agreement beforehand, the seller then relinquishes his ownership (meaning it shortly after becomes available to anyone to buy) and you just buy it through the normal means (like you would any other house). Meaning yes, you would need to buy the land and the housing permit as if it were new. IMO, it's not worth paying another player for that plot.

Thank you all very much!! I appreciate the quick answers, I figured as much with the whole "double paying" situation, if that is the case I might as well buy one of the remaining medium plots... though it just feels so big for one person >.<

I may hold out though, to see if any new wards pop up, but idk, I don't want all the houses period to be gone, especially if we aren't getting new wards. Yay time for some deep thought on this issue.

Not sure if you would consider a server change, may not be viable. However in Malboro, Goblet subdivisions have alot of houses left. The one I'm in only has 5 people in it.

That would not be an option for me. I appreciate the knowledge though about the open wards in your server, but I have an FC/static/many XI friends on Hyperion, couldn't just up and leave, no I'll probably just have to think about if buying one of the remaining mediums is really worth the price tag more than likely, as I'm not too big on the whole idea of buying a small plot from someone, basically, twice.

Just so you know, Hyperion is notorious for having re-sellers on it, but very few buyers. Unless it is the exact plot you want I would hold out. Also remember houses/plots are like cars in this game, the value only goes down over time unless there is sentimental value, and that is only good to you.
