    Housing overcrowding? There is a solution.

    As I do not come on these forums much these days I am not sure if this has been posted. If so please excuse my repost.

    After the additional wards were introduced to allow ppl for personal housing there was something particularly interesting happening. A bunch of houses were purchased by 1 person free companies, all of which have 1 member under lvl 10 for the most part. All have the same tag, all have the same default lalafell character, all fc names are nearly the same, all the houses are also locked. These are obviously either purchased by rmt or someone with way to much gil who is looking to sell them later and a higher price. However they are still there.

    I know the point is to play housing like a realtor like one would play the marketboards but there should be some limitations. Last I checked these stock lala's are holding 10 houses in the Goblet alone, all in the 2 recently introduced wards and there are plenty of ppl who want to buy. So instead of constantly adding more wards maybe policing these sellers a little more would be a viable solution to the problem. Idk how many they purchased originally and I don't dare google it and get some rmt bug on my puter. But I wanted to put it out there.

    It will be interesting to see how many they buy up in the new wards.

    One problem I see is that there is too much demand and too little supply at the current price. In theory, a reverse auction system (Dutch auction) such as the one used for housing wards obtains the highest price for an item, but this fails if the starting price is not high enough.

    I've read some posts here with players saying that there are FCs planning on buying out entire wards (!) and players who logged out next to the Aetheryte so they could run straight to the housing plot they wanted to buy.

    I'm with the camp saying the starting housing prices need to be higher as an aggressive gil sink to suck up all the gil of these uber-rich FCs which supposedly exist. Making the housing plot price drops more gradual may also serve to reward determined players who have time to spend to check on a plot they want. For example: largest plot starts at 500,000,000 gil (500M), prices drop by 10% every hour.

    Kaes, you realise of course that the starting price (on legacy) was 650m gil when housing was released? Guess how many houses were purchased (small/medium/large)..... None. Total gil removed from the economy. None. Animosity towards SE? Quite a lot.

    Even if all houses sold each to 1 genuine player (and we're talking of accounts, not single characters here), the math says that currently only 2% of the population would get a house plot.

    This counts active accounts, the 2.4 double wards, and also considers everyone meeting the requirements to purchase a house. The problem is still there unfortunately.
