    Here is a little out of box thinking to work around the problem. It is bit of logistics mess and pain in the butt. But you are the FC master right. You create an alt and make the alt master of your current FC. Now you leave and form your FC.version2 and have the people who are on all join there. Transfer the funds and assets over and move everything else and members over. And for the people that are offline, they should get a message from your FC message board to move over and you set a date for kicking the people out that don't respond. And then you can sell off the old lot and close down the old FC.

    I had the same problem as the OP. I chose to boot the missing members and reinvite them next time they logged on. I sent them all messages letting them know what was up.

    You don't lose items if you had a personal room and get kicked, they go to the Resident Caretaker. The same could happen if a room was deleted. The argument that an FC leader could abuse the power doesn't make sense to me when an FC leader can just kick someone out of the FC - which to me seems like it could be the ultimate abuse of power. But then, players should be wary when they join FCs anyway. There's always the chance that an FC leader will take the FC in a different direction or abuse their power or do some other thing you don't like. Spending 300k on a private room in an FC was, is, and always will be somewhat of a risk.

    All of my members knew we were saving for a larger house (I posted about it all the time). Some chose to spend 300k on a room anyway (it's really not that much gil). Maybe they thought it would be a really long time before we had a larger house? I bought a private room and that's what my reasoning was (thought saving might literally take forever). Regardless, people get bored, take breaks, have a life to live, whatever. Plots are limited and there is competition for them. It's likely that when 2.4 comes out, plots will start at their old, un-devalued prices. If you're running an FC, do you want to take the risk of having to pay 80m instead of 40m for a large house? All because you have no clue when so-and-so will log in again?

    FC leaders need these options. I run my FC as though it is everyone's FC. I try to give everyone a say in what goes on and let members do things like garden, decorate, choose FC buffs, etc. But at the end of the day, leaders are usually going to be the most invested in the FC. Not to say that a member can't be as invested or even more so but typically a member can just leave and go join another FC whenever they want. I can't think of a single FC on my server where the leader of an FC wouldn't be out more time and gil if the FC didn't work out.

    So I'll just reiterate, FC leaders need these options. They run the FC and these options let them do their job. If people are concerned about that, they can leave the FC or not even join it in the first place. Hopefully members trust their leaders with power. If you don't, I think you're in the wrong FC...

    We had a similar problem when we recently upgraded to large.

    We had to...

    1) Remove/destroy all furniture.
    2) Call a GM to remove someone from our house after kicking them from our FC and removing guest access from the house didn't work. Thankfully the GM could do this.
    3) Kick various people from our FC who had private rooms.
    4) Kick various people from our FC who had stabled chocobos.

    It was ridiculous. Thankfully almost all of them have rejoined but some were never going to come back anytime soon, but their 'bos were still sitting there. It was mad. And then we finally could move, but urgh, painful to have to kick them all. We sent them Mogmail explaining to request a return to the FC as soon as they were back in, apologising and explaining. Everyone understood (and were delighted with the house, yay) but it shouldn't be that much of a chore.

    EDIT: I should note that I don't think FC masters should have the right to just kick chocobos out of stables and/or remove private rooms. What I *do* think we should have the right to do is destroy our house/stables and have any required room/chocobo (respectively) removals done automatically as part of the house/stable destruction process. I think this would be less open to abuse.
