    Question & Opinions on FC Housing

    Hey all. I have a fairly small FC with about 30 members (maybe only 15 or so active though). Originally when I made the FC with a friend, we decided that we'd prefer to save up for a large house rather than buy a small only to try to upgrade later and lose out on money/resources.

    However, with the chocobo stables (and gardening) tied to housing, I've been considering getting a small house for now and upgrading later (though there are none available on my server atm). We save money VERY slowly so it would be a looong time before we could afford a large. I think having a small at least would be a nice reward for the current members, and also might help bring in new members if we at least have something.

    I have some questions though.

    -If I bought a small house and later wanted to buy a large, do I just give up the small house? Probably don't get money back, right?
    -What happens to private chambers if I relinquish a small house? I assume they just disappear and no one gets their money back? (This would be a big factor in my decision as I wouldn't want people to waste their personal money.)
    -What happens to furniture? I know some you can get back, but some you can't. I wouldn't put the fancy stuff in like the Ifrit statue, but what about a company chest, summoning bell, chocobo stables?
    -What happens to any shopkeepers that are in there? Do they disappear and you have to hire new ones?

    Any other information you could think of that might help my decision would be appreciated.

    Also I'm looking for people's opinions as well. Should I look into getting a small house for now, or just keep saving someday for a large? What would you do or what have you done? Thanks!

    You have to give up the small entirely. While the permit to place the house will be refunded (as a permit you can resell or something), your investment into the land plot will not. If your small is in high demand, you might be able to "sell" the plot and permit to a buyer, but they still have to pay whatever relinquish fee you set up as well as the max value of the land.

    When relinquishing a house, everything has to be removed including chocobos and private chambers. That fee is not refunded either. In the case someone is inactive, you'll have to kick them from the FC.

    Anything that is destructable will have to be destroyed (e.g. primal furniture, coil furniture, choco stables crafting stations). Anything that isn't can be stored and used in your new house. Company chest, bells, and gardens are not destructable. You can tell them apart as the destructable objects have "*Cannot be retrieved once placed" in their tooltip.

    You'll have to buy new shopkeepers, as removing them destroys the permit. Hardly a huge monetary investment though.

    You have a good enough amount of active people to be comfortable in a medium house though. A lot of people express disappointment decorating large houses due to the really low ratio between item allotments and floor space.

    So if we were ready to move on, everyone would have to close their own room?

    How much gil do you have, and how fast can you make it?

    From what you have already said, I would advise that you go ahead with a small. This is based on you saying it would take you a very long time to save up. Unless if prices get much worse than they currently are, the garden will pay for your small while you save up for something larger. This is, of course, assuming you use it wisely.

    I'm also assuming your gardening products have a similar market to ours.

    Well, for example, I bought a Small house for personal use with 2.38. A week later I had buyer's remorse at the size/location of the thing and was eyeing up a Medium in Mist, but I didn't want to lose out on the entire 4.5M I sunk into the small. Small houses on my server were sold out within 10 minutes of the patch, so they were incredibly high in demand, so I put up a PF selling the relinquish for 2M (including the house permit which I believe was 450k) and a small FC decided to go for it. We met at the plot, I demolished the empty house and got the permit back, they handed me 2M, I handed them the house permit, they paid max price for the land, used my old permit to build their house, and that was that.

    Yes, if your FC is ready to move on, everyone has to demolish their private room and remove their chocobo.

    3.5 mil. Not fast lol. Although yeah, I was thinking if we had a garden, that could help generate a bit of revenue. Certain "high end" seeds seem to go for about 90-100k.

    Yeah, probably just best to go with the small, unless if something changes and you're able to make a significant amount of gil.

    A small can probably pay itself off within a month, if you're smart about it. I'm taking into consideration that you'll probably be growing things for your FC. That is of course subject to change with 2.4. Not sure how it'll change if they're really giving us about double the housing. I hope they'll give us more things to garden.
