    what are the steps to upgrade from small house to medium/large houses?

    When you relinquish the land do you get some/all the cost back? also will you lose the furniture you place? the reason I'm asking is because we found out you can have only 2 merchants in a small house (we wished it could hold 3) and the personal chambers are going to be about the same size as a single floor of the small house, anyone know if there's any plans to increase the interior size of the small? and what would be the steps to go from small to med/large?

    Game system wise you get nothing back for relinquishing, no furnature, no money. Small houses were already expanded so i doubt that will happen again soon. Right now the only way to sell property is to sell the whole FC, which has some very steep risks for both sides.

    To me selling FC's should be a ToS violation if it isn't, we decided that we'll stick with the small since the personal rooms are coming, if it's not planned I think that merchants should be able to be hired like your FC merchants for your room, if nothing else, make it like optional service like the additional retainers, and make it so you can let the people you allow to enter your room to use them.

    Morality aside it is not against the ToS to do this, just for clarification. It is also not against the ToS to use alternative currency for high value trades, ie materia of average market value of 100k stacks to 99 with 5 slots can provide a possible 49.5m transfer of funds. While not technically against the ToS you can be darn sure your account will be flagged for monitoring, if it was all legitimately acquired there is nothing to fear though.

    Just to emphasis for everyone, these kinds of currency trades are extremely risky, I don't suggest doing them. Just saying it is an option.

    I have all 3 currently avialable and all I can say is that Junkmonger (even at 3k Gil) is simply junk and waste of gil and space - all it sells it dyes and garden patches. Maybe in the future if SE would add some dark matter to it it might be a bit more usefell until then you're not missing anything really.
