This is a solid move.

If your FC somehow magically all vanishes for 35 days and is unable to log in and literally do a zero cost nearly zero time thing like checking a house, that's extremely strange, and is in no way common thing that deserves having major game policy bent around it.

If your entire FC are gone for 35 days, then odds are they no longer have interest in the game, and someone who does should have the opportunity to use the server space you're hoarding.

Why not? Many servers (mostly Legacy servers, maybe some others?) suffer from a housing shortage. Currently active FC's that would love to have houses cannot do so partly because of the amount of inactive people that are basically just camping on real estate. Honestly, if you or anyone in your FC aren't subbed to the game anymore I don't see any reason why your house should just stand there indefinitely. All you have to do to reset the timer is enter the house. If nobody's around to do that, then yeah it's probably time to free up the plot. *shrugs*

Given that it's a subscription-based game, I'd say the rule (if it's to exist at all) should be that if nobody in the FC has a paid subscription, and that fact persists for 90 days, then they could lose the house. A game that you're still paying for is one that you have not left, regardless of whether you take a little time off from it or not. If nobody's renewing their subscription, on the other hand, it likely means they've moved on and aren't planning on coming back anyway.

Also SE don't owe you or anyone anything. The sub you pay just grants you access to the game. SE can change anything they please and ban you for any given reason

FYI just BC "your" server area not full doesn't mean others. Also there are spots ppl would love to enjoy but can't since some asshat like you is not playing anymore.

What SE can do is once the house hits it timer all items go into a storage system that the leader has to withdraw that would solve the item thing

Honestly, I don't really know why SE even went with a static neighbourhood system in the first place... There are various sytems out there that completely avoid these issues, from solo house instances to jig-saw like neighbourhoods that can change to fit houses together as they're used (while inactive houses simply go away until their residents become active again), without quarrels over not enough properties or the "ideal" spots already being taken. It really seems to me like they shot themselves in the foot with this idea and I hope they learnt from it before implementing the same system for personal housing.

As for the particular point of losing FC housing, I still think the time frame should be closer to 3 months (at least 2) and the number of wards vastly expanded upon, more being added as needed rather than every 6 months adding a single ward to Limsa which gets gobbled up within minutes of server going back up.
