We're kind of running out of space here and my FC's been saving up for quite some time, we didn't really get rich quick but we've been doing the best we can, it'd be a shame if there weren't any (medium) houses left.

They may be priced far beyond the reach of most players, that doesn't mean they're not sold out.
It's probably down to being on a Legacy Server and all the players who started with like six million (apparently some people still had that much even after they lost most of their cash in the Calamity). Personally I've raised 1.5 million for our housing fund and we're still not very close.
The broke the game in preparation for new wards I think.

edit:In preparation for the addition of residential wards, as well as individual player housing, players who join a duty or log out from within an estate hall will now return to the estate entrance when logging in or returning from an instance.
* This adjustment will improve the management of housing, and facilitate the addition of plots and estate halls.
And by broke the game, it's my belief that this was the real reason for the core rewrite of the instance engine, so empty houses no longer used up memory until someone entered, lines up with the kicking people out when they enter an instance or log out, to maximise the number of empty houses and decrease server load as much as possible.

I've seen 5-6 houses bought in my ward just yesterday. @_@ Indeed, space is running out , but I am glad to finally have a full neighborhood of fellow adventurers!

It's much easier to get gil now, so my FC is both thrilled and dismayed. XD Happy that we are so much closer to buying a house; stressed that so is every other broke-ass FC out there. XDDD
There are few mediums left anywhere on my server as well. All I read about additional housing wards was that they would see if they could be added at some point in the future. :/
It was confirmed that they'll add more wards once the current solds out so again - my worry is only about to unjistified high prices which are clearly in place ONLY to avoid killing the housing servers - which is nothing but pathetic that far since the original release of the Housing. The fact HOW SE / Yoshi reacted to (or more ingored majarity of) the hundreds of pages threads about FC housing nonsense prices (basically "shut up and take it or leave it") took a LOT of faith in SE from me((
