Thinking of housing as an area where it has multiple houses not just like FFXI where you zone warp and suddenly you're inside your house. You have a property and depending on what you built you can have different features making it little bit unique.
(which is OK but wont work for my idea.)
    • Buy a Property
      • You have to have a small/medium/large property first. You get the small property for free to use as rental if you're visiting other countries and don't own a property there.
        -
If it was me I'll make it so you must complete a quest to obtain the first small property in the first place, like going to certain NPC to get papers filled out and finding your housing care taker (moogle, etc...) comes with basic tutorials for rest of the feature listed below.
      • Properties has grid - Example Small 4x4, Medium 7x7, Large 10x10
      • Medium/Large property costs more + request quest completion
      • Depending on property you can get standard (plain) or have scenic landscaping like Uldah with Oasis like water area, Limsa beach front, Gridania scenic lake/pond which costs a bit more.
      • Only can have 1 property per country or just 1 property period... I would prefer 1 property per country but that might be hard on server (not sure)
        -
    • Building on your Property (housing, garden, fish farming, crafting workshop)
      • You can only build certain type of house/buildings on the size of property you have. Have to consider the building size and see if it fits on your property, or if the building requires to have certain property size.
      • You have several types of housing available to build your house from.
        • Housing - your house to store your gear, achievements, furniture
        • Gardening - depending on size of garden can plant more/less
        • Fish Farming - same as gardening but you raise fishes
        • Craft Workshop - Can get higher craft support in cities that's not avail.
      • You get the small house and small garden for free as starter with the small property. (with initial quest completion)
      • For some buildings/features you have to pay certain amount of gil + in some cases bring in special materials to complete the building/housing.
      -
    • Placing Furniture's (For main housing)
      • Inside your house you can place furniture anywhere like how Playstation Home works. you can rotate the furniture at any angle within your own home. Some furniture can be placed on top of another furniture (Like FFXI - Pots on top of table/shelf)
      • Furniture doesn't take item space!!! I hated that in FFXI! limited on how I wanted to decorate my own mog house.
Now features you can have within the housing...
Lemme put the games everyone on my friends in facebook plays.... I tried couple times but I'd rather play FFXIV or other games than play on FB...... although it is addicting once you get back into it... and would be nice if you can do from the housing features..
    1. Farmville idea
Farming outside your own garden. Same for fish farming. Gotta think something for the miners.
    2. Chocobo's Crystal Tower idea
Your house keeper or another NPC you have in your housing can go on trips while you do your own quest/adventure and they go on a journey and bring items, etc back for you. You have to equip your NPC well enough so they can survive their journey back home.
    3. Restaurant City
For crafters you can make things and try to sell it virtually (meaning not selling to other PC's like current market system) you tell your NPC to sell it for you in your store, you set the price and they tell you how much sold, didn't sell, what the current market price is and how much money the store has. Has it's own store facility you can design/decorate.
Might be hard to do... but would be interesting... + make sure you can bring your friends to your housing... add the Triple Triad so I can play them with friends quietly inside my/his/her house! lol

A Chocobo's Crystal Tower idea would be a nice little mini-game that they could add. Lots of possibilities there.

I'd love to see something like this for your retainer.

Suppose, every day there are new specials, demands for certain groups of items. For example, today there is a demand for weapons, but a surplus of weaving supplies. You fit your retainer with a bunch of weapons, remove any weaving supplies and send it out to the market. The pricing you set on the item reflects how well they sell. Set it too low and you might sell them all, but not make that much profit. Set it too high and you'll sell too few. Every item has a sweet spot depending on the market conditions, time of day, phase of the moon, etc.

Once your retainer sells a certain amount of goods, he/she will advance a level. Gaining levels means an expanded inventory, expanded bazaar inventory, less taxes accrued, more daily trips into the market, and any number of perks that would make leveling a retainer worthwhile.
